All of our properties for sale have a detailed colour floorplan, quality colour photographs (Professional photography available including aerial shots, price on application) and a detailed description of each room, gardens, garages and outside facilities. All of this information also appears on all websites in the form of a Sales Brochure.
We are also able to offer a 'Walk-through Video' (Price on Application) of your home which is then downloaded onto the Websites, Social Media, You Tube & Instagram so to expose the marketing of your home to the greatest number of potential buyers.
After an initial period of marketing (3-4 weeks normally), and if the property hasn't received an acceptable offer, we will review the marketing looking at the asking price, photos and website presentation. We can then recommend to you any changes that we feel are necessary to secure a buyer.
We can provide an 'OPEN HOUSE' style of marketing with all viewings being accompanied at individual appointment times (every 20 - 30 mins) during daylight hours on a Saturday. This can create good competition between buyers and can lead to multiple offers on your property, especially in an active selling market. If you don't wish to have an 'OPEN HOUSE' then we can market using the more traditional method of individual appointments to suit the buyer and seller, which is more suited to a buyer's market.
After an initial period of marketing we will carry out a property review, this is to decide whether any changes are required to improve the marketing of the property. We will assess the viewing feedback, overall website presentation, photos and description of the property. We can then call / email / arrange an appointment at your home to discuss our findings and our recommendation for the future selling of your home.
Viewings
Every viewing is confirmed by telephone and email where possible. The following working day all viewers are called / emailed to obtain their feedback on the viewing which is then passed on to you as soon as possible.
On the occasion the viewer doesn't call back or email us with their feedback, we can only then assume that the property was of no interest to them which can be a little frustrating.
Feedback is essential to us as your agent and to you as the seller, it can help us and you to decide if the property marketing requires 'tweaking' to improve the sale-ability of the property. This may mean a change in price, new photos, a new description or a change in what we promote about your property to potential buyers.
Offers
All offers are phoned through to the sellers at the first opportunity and followed up in writing. We always ask the buyers financial position, whether they have a mortgage agreed in principle, how much cash deposit they have to proceed and if they have a property to sell to finance the purchase.
If they are under offer, we will check with their agent the progress of their sale to ascertain the strength of their offer, how long a house chain maybe etc. We can then advise the seller and decide on the best way to respond to the offer.
First Time Buyers and buyers who have 'Nothing to Sell' who are living in 'Rented Accommodation' also need to be carefully assessed to ensure they have finance arranged in principle and to ascertain their timescale for a move.
If a buyer is in rented accommodation then they will have to give their Landlord notice to vacate, which can be up to 2 months. Quite often they will not be prepared to give notice until they have exchanged contracts, therefore it is good to find this fact out at an early stage.
Sales Progression
As soon as a sale is agreed the file is passed to our dedicated Sales Progression Manager whose main task is to keep all parties (sellers and buyers) in touch with the progress of the sale to ensure it reaches exchange of contracts in the shortest possible timescale.
This process can take anything between two to four months as it is dependent on many factors, including any house chain, mortgages, solicitors, survey results etc...
