    When selling; the price is generally the critical factor and it makes little difference to most people, who sells it.     Here at PA Jones Property Solutions we provide a FULLY MANAGED residential rental property service giving Landlords peace of mind that their property is being looked after to the highest standard. This includes advise on compliance and legal responsibilities. Regular inspection visits can be arranged with feedback and communication passed onto the Landlord.

    We also provide a LET & RENT COLLECTION SERVICE where we also arrange for the rent to be paid to us and then we pay it on to the Landlord after deducting our fees on a monthly basis.

    Should a Landlord wish to manage the property themselves then then we can provide a LET ONLY SERVICE whereby we find a suitable tenant, go through the application procedure including referencing and creating the Tenancy Contract, we also manage the move in and initial payment of rent plus security deposit.

    A choice of three ways of Letting your Property :

    Let Only

    Ideal for Landlords who have the experience to manage their own property, keep a track of the financial dealings and handle deposit registrations & returns.

    We reference & credit check tenants (using a third party professional referencing company) before setting up a tenancy agreement, making sure that both parties are happy to proceed. This service includes: collecting the first month's rent and a security deposit of one and a half times the amount of the rent (to be forwarded to the landlord for registering in their own deposit scheme), organising an inventory and check-in if required.

    Let & Rent Collection

    For Landlords who are happy to manage the tenancy but want to leave the financial side of things to us. We provide all the services of a Let Only and you will have the peace of mind that the rent is there when it's supposed to be. And if not? Leave the chasing to us!

    We provide you with a statement of account each month that can be emailed or posted to you at your request.

    P A Jones can also arrange a Rent Protection Insurance (quote provided subject to tenant's references).

    Full Management

    If you have a property to let but don't want the hassles of the maintenance calls or rent collection. Leave the Letting, Rent Collecting & the Management to the experts!

    Compliancy, EPCS & Inventories

    Ensure the Property is Compliant

    Before we can let a property there are some items that are legally required.

    EPC - An EPC (Energy Performance Certificate) must be included with in the marketing advert and any brochures or property details and a copy provided to the tenant on request.

    Gas Safety Certificate - A current gas safety certificate must be provided to the tenant when they move into a property. This is updated annually and must include all gas appliances within the rented property.

    Electric Safety Checks - This is not currently a legal requirement, however we do recommend that an electrician is employed to check a property for any safety issues and provide a report to show to the tenant at check in.

    Housing, Health and Safety Ratings System - There are Hazards that the (HHSRS) list and we can help to advise whether the property requires any basic safety adjustments or repairs in line with this legislation.

    We can provide quotes and arrange for any of the above works to be carried out with certificates supplied where necessary, before your new tenancy begins.

    EPC & Inventory

    PA Jones Property Solutions have connections with several companies who provide Energy Performance Certificates ay competitive prices. An EPC is currently valid for 10 years, when a property becomes available to rent an EPC must be commissioned and in place as soon as possible if not already done.

    We also use several Inventory Companies as it is important that a Professional Inventory is done prior to the tenancy start date for the protection of both the Landlord and the Tenant in case of disputes at the end of the Tenancy.

As the Lettings market is fast moving we would encourage prospective tenants to view at their earliest convenience so not to be disappointed in losing their ideal home.     Process of reserving a property....

    Upon finding your ideal property the first thing you need to do is to place a non-refundable holding deposit of £200.00 per adult on the property.  We will then take up references on all adults.  This involves a credit check, an employers reference and previous landlords reference.  We use an affordability calculator which gives us a guide as to whether the combined incomes are sufficient to cover the proposed rental value.  If you fail the referencing procedure and the Landlord doesn't accept you then your holding deposit is non - refundable.

    Upon placing the holding deposit we will issue a receipt and a statement showing a breakdown of costs including a total figure payable prior to your move in date, this settlement must be made with cleared funds, internet bank transfer or a Bankers Draft.

    Referencing & Tenancy Agreements...

    All referencing is done via Rent4sure. Enquiries are made to your employers confirming employment and income, prevoius Landlords and a credit search via a credit agency. As soon as an acceptable reference is approved by the Landlord then the Tenancy Contract is drawn up. Three copies are printed, each to be signed by the Tenant and Landlord so each party, including ourselves have a signed copy. The Tenancy Agreement states the move in date, quotes the amount of Security Deposit and the monthly rental amount plus the expiry date of the Tenancy.

      We are also able to offer a 'Walk-through Video' (Price on Application) of your home which is then downloaded onto the Websites, Social Media, You Tube & Instagram so to expose the marketing of your home to the greatest number of potential buyers.

      After an initial period of marketing (3-4 weeks normally), and if the property hasn't received an acceptable offer, we will review the marketing looking at the asking price, photos and website presentation. We can then recommend to you any changes that we feel are necessary to secure a buyer.

      We can provide an 'OPEN HOUSE' style of marketing with all viewings being accompanied at individual appointment times (every 20 - 30 mins) during daylight hours on a Saturday. This can create good competition between buyers and can lead to multiple offers on your property, especially in an active selling market. If you don't wish to have an 'OPEN HOUSE' then we can market using the more traditional method of individual appointments to suit the buyer and seller, which is more suited to a buyer's market.

      After an initial period of marketing we will carry out a property review, this is to decide whether any changes are required to improve the marketing of the property. We will assess the viewing feedback, overall website presentation, photos and description of the property. We can then call / email / arrange an appointment at your home to discuss our findings and our recommendation for the future selling of your home.

      Viewings

      Every viewing is confirmed by telephone and email where possible. The following working day all viewers are called / emailed to obtain their feedback on the viewing which is then passed on to you as soon as possible.

      On the occasion the viewer doesn't call back or email us with their feedback, we can only then assume that the property was of no interest to them which can be a little frustrating.

      Feedback is essential to us as your agent and to you as the seller, it can help us and you to decide if the property marketing requires 'tweaking' to improve the sale-ability of the property. This may mean a change in price, new photos, a new description or a change in what we promote about your property to potential buyers.

      Offers

      All offers are phoned through to the sellers at the first opportunity and followed up in writing. We always ask the buyers financial position, whether they have a mortgage agreed in principle, how much cash deposit they have to proceed and if they have a property to sell to finance the purchase.

      If they are under offer, we will check with their agent the progress of their sale to ascertain the strength of their offer, how long a house chain maybe etc. We can then advise the seller and decide on the best way to respond to the offer.

      First Time Buyers and buyers who have 'Nothing to Sell' who are living in 'Rented Accommodation' also need to be carefully assessed to ensure they have finance arranged in principle and to ascertain their timescale for a move.

      If a buyer is in rented accommodation then they will have to give their Landlord notice to vacate, which can be up to 2 months. Quite often they will not be prepared to give notice until they have exchanged contracts, therefore it is good to find this fact out at an early stage.

      Sales Progression

      As soon as a sale is agreed the file is passed to our dedicated Sales Progression Manager whose main task is to keep all parties (sellers and buyers) in touch with the progress of the sale to ensure it reaches exchange of contracts in the shortest possible timescale.

      This process can take anything between two to four months as it is dependent on many factors, including any house chain, mortgages, solicitors, survey results etc...
