    Research the best agent for your area

    Read reviews at Google (http://bit.ly/1UIHK8H) and visit estate agent websites and offices for examples of how they will market your property.

    Book valuations

    When booking valuations with your chosen agents take note of how they deal with you; are they quick to answer the phone, are they professional, do they answer your questions well? How they deal with you indicates how they will deal with a purchaser.

    Ensure agents are doing their homework!

    When booking valuations inform agents of lease length, size and any additional benefits like parking /outdoor space. The agent will determine an approximate market value from their experience and specialist materials.


    No two properties are the same, so informal inspections allow an agent to finalise market price. They can recommend small improvements that will help to sell the property.

    Agreeing terms of instruction

    It might be tempting, but don't choose an agent purely on price. Instructing one agent is cheaper than multiple agents, and using multiple agents can imply desperation to buyers.


    First viewings are most successful when the vendor is not around, as buyers are relaxed so they spend more time looking around the property. It can be advantageous for the owner to be present at a second viewing to answer direct questions, like what the neighbours are like.


    Your agent will negotiate offers on your behalf, and in the case of multiple offers, you will work together to achieve the best possible price with the agent advising on a buyer's position. At Paramount once an offer is agreed, a lock-out agreement is produced which assures the seller that they have a committed purchaser.

    Legal work

    Solicitors must be instructed once an offer is accepted. If you have signed up to our free legal fees offer we will do this on your behalf, or we can recommend other local firms.

    Moving day

    We will liaise with all parties to assist you with arranging dates and the moving process.

    Guide to buying a property

    Buying a property is an exciting process and at Paramount we can ensure a simple journey to finding a new home. In our buying a property guide we share our home buying tips to assist you on this journey.

    Choosing an area

    If you are thinking about moving to a new area it is worth doing some research on and offline. Visit the area at different times of the day and walk around to explore the local amenities. View our area guides for information about schools, transport links and local businesses across North West London.


    Speak to a mortgage adviser to establish how much money you can borrow when buying a property. It's worth considering that interest rates are likely to rise - ensure you can continue paying the mortgage if they do.

    Remember that there are multiple costs involved when buying a property, including a deposit, stamp duty land tax and conveyancing fees. There are numerous ongoing costs involved with owning your own property too. Ensure you are able to cover mortgage repayments as well as council tax, energy bills and any annual service charges.

    Finding a property

    Before you start looking establish your property requirements. Consider the number of bedrooms, outdoor space and parking that you will require. When viewing properties take notes so you can compare with other properties that you have seen. Have a walk around the area to check out the local amenities, consider a trial run using public transport if you commute to work and try to visit the property at different times of the day.

    Making an offer

    When you have found a property to buy you need to make an offer. Paramount will then put your offer forward to the seller. Once a final price has been accepted you submit your mortgage application and arrange a valuation of the property with the lender.

    At Paramount we advise both buyer and seller to sign a lock-out agreement to prevent gazumping and gazundering. This helps ensure the offer progresses to completion. Please speak to a member of our sales team for further information.


    There are three types of survey: valuation report, homebuyer survey and structural survey. The valuation report is the cheapest and is required by a mortgage lender. It will show up any major problems but it won't give you a full report.

    The homebuyer survey is a more detailed report and highlights issues that might affect the value of the property, damp in the walls and any other urgent problems. This is a sufficient survey for most properties but for those in need of renovation, a full structural survey is recommended. A full structural survey is the most thorough survey and worth paying for if the property is listed or old.

    Moving day

    Prepare for moving day by creating a checklist of jobs that need to be completed before and on the day, including:

    • Book a removal firm
    • Redirect post
    • Inform key people and companies of your move date and new address
    • Read the meters and inform utility companies

    different initiatives as possible. However, there are three charities that we continually pledge our support to: Agents Giving, Brent Food Bank and Ashford Place.

    We are proud to have been named Agents Giving Fundraising Champions between 2013-2015 and Agents Giving Best Team 2017.

    Brent Food Bank is our local food bank. We don't think it is right that there are people living in our community without enough food so we do everything we can to help Brent Food Bank collect essential goods.

    Ashford Place is a charity providing help, food and services to homeless people, and each Christmas
    season, members of the Paramount team volunteer by cooking meals or helping out at the centre
    in Cricklewood.

    To support charities responsibly, ethically and productively, we focus on helping them in five ways
    by: giving our time; providing our office space; donating money, fundraising and offering our skills.
