For 75% of one months rent (minimum fee £540), we do the following:
Professionally photograph the property.
Write up the letting particulars of the property.
Upload the property to Rightmove, Zoopla and our website.
Vet our database for potential and suitable applicants.
Vet incoming applicants who have applied for the property.
Set up viewings.
Conduct accompanied viewings.
Deal with all questions and negotiations.
Audit gas, electric and PAT testing certificates, making sure they are up to date as well as carrying out a legionella water test.
Take a holding deposit.
Perform a comprehensive outsourced credit and reference check. Arrange professional cleaning of the property.
Have a professional written and photographic inventory produced by an APIP accredited professional.
Take all meter readings and notify gas, water, electricity companies of the change in tenancy.
Notify the relevant council tax authority.
Take the balance of monies once credit and references have passed. This includes a realistic dilapidation deposit (One and half months unfurnished/two months furnished).
Set up the standing order for the monthly rent and submit to relevant bank.
Draw up the tenancy agreement.
Set up an appointment to book the tenant into the property, at the property. This includes demonstrating how to program the boiler, set the alarm, how to use the appliances etc.
Place the deposit in an accredited deposit protection scheme.
Checkout the tenant from the property. This involves reversing the inventory and taking the meter readings.
