    When looking to buy or sell, its key to have a good understanding of what your budget so the first step should be finding out how much you can borrow. A bank, building society or mortgage broker will be able to give you advice and guide you through the process of applying for a mortgage.

    When you purchase a property, there's other costs to take into consideration such as conveyancing fees and disbursements, stamp duty, surveys and removals.

    The majority of our properties are advertised on our website, Rightmove and On The Market. We love to get to know our customers by grasping a true understanding of your requirements to ensure we have the best chance of finding you your perfect property and have the opportunity to get in touch before it's even launched!

    Simply call us and after a brief discussion, we will have all the information we need to keep you updated and find your home and arrange a guided tour of any suitable properties - you can even view our properties from the comfort of your own home with our impressive Virtual Tours!

    These days, the internet is the primary source for marketing details of properties for your perusal but sometimes you just can't quite find the perfect property in the perfect location, here's where we can help you. If you really like a certain road, tell us. We'll create a FREE, bespoke "Buyer Request"; where we will write to everyone in that road highlighting your need to move within the area to assist you in finding your dream home.

    Offering

    Once you've found your perfect property, it's time to make an offer. It's important to be prepared with the necessary information that we'll ask you in order to make sure we, and our seller has a full understanding of your position and feels assured of your ability to purchase. This includes information about how you will be financing your purchase, loan to value on your mortgage or time frames.

    Acceptance

    Great news - your offer has been accepted! This is just the start of our journey together.
    In order for the transaction to move forward, you will need to instruct a conveyancer to act on your behalf, proceed with your mortgage application and provide us with all relevant documentation to enable us to send the 'Memorandum of Sale' to all parties involved in order to start the process.

    Sales Progression

    We're with you every step of the way! We will manage the transaction and communicate with you and all parties to ensure the transaction proceeds as efficiently and smoothly as possible, doing everything possible to meet any agreed target time frames and take stress away. We'll remind you to make sure any necessary surveys are booked.

    Feel free to pop into any local office to answer any questions or to verify documentation on your behalf. We can answer any questions you may have to put your mind at ease throughout the process.

    Exchange

    The last hurdle is to agree a completion date and exchange contracts. Your conveyancer will ask you for your deposit before exchange can take place. We recommend that you plan ahead and let us know of any holidays or trips to ensure we're fully prepared for the exchange.

    Completion
