Tenant Information & Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.

      When looking for the ideal property to rent you may want to consider the following:

      • Your budget - remember to also budget for utilities and council tax.
      • How long do you need to rent the property?
      • When do you need to move in?
      • Do you have the space you require - inside and out?
      • Are you looking for furnished or unfurnished, and will your furniture fit?
      • Do you have the broadband, phone reception, sockets, phone and TV points you need?
      • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
      Securing a Property

      The best properties tend to go quickly. Be prepared to provide the following information:

      • Photo identification
      • Proof of your current address (such as a utility bill).
      • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
      • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
      • Be ready to sign a tenancy application form.
      • If you need a guarantor, get this set up in good time.
      • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
      • Insurance to cover your personal belongings.

      Fees payable before you move in

      • Holding Deposit Equal to one weeks rent (See terms and conditions).
      • Security Deposit Equal to five weeks rent.

      Moving In

      • When you collect the keys at the start of the tenancy, you will also sign and receive:
      • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
      • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
      • Copies of Safety Certificates
      • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.
      Fees during your Tenancy

      Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

      • £150.00 New tenancy agreement
      • £150.00 New schedule of condition
      • £120.00 Tenancy reference fees
      • £180.00 Re-Marketing costs
      • Total costs: £600.00

      Keys. In the event that any keys are lost during the tenancy you will be expected to pay reasonable costs for replacement.

      She enjoys meeting new landlords and marketing property of all shapes and sizes, helping tenants find their ideal homes, and establishing successful tenancies. Before joining Symonds & Sampson, Trudi helped to manage a PVCU window manufacturing company. 

      Outside of work, Trudi loves yoga, paddleboards when the weather allows, gardening, or enjoying barbeques, entertaining, hot tubs and holidays with her partner.

        An MNAEA-qualified and hugely experienced Estate Agent, her early days in the industry were spent in London, before returning home to the West Country where she spent 16 years working for a corporate firm. 

        Kirsty is renowned for her professionalism and care for her clients. Outside of work, she enjoys spending time with her family and walking her dog.

        James McKay MNAEA
        Residential Sales Manager 

        James is a Residential Sales Manager based in our Sherborne Office. His first taste of Symonds & Sampson was a work experience placement in the Sturminster Newton office in 2004 while still studying at school. The following year, he joined the firm as our first ever apprentice, working hard to combine study alongside his work commitments and successfully gaining his MNAEA qualifications.

        After five years, he was drawn to the big smoke where he spent 12 years in the dynamic prime and sub-prime markets of West London. In 2022, he came 'home', and joined the Residential Department in our Sherborne Office, where he takes great pride in, and is often commended for, his conscientious care for his clients, his in depth knowledge of the industry, and his professional advice.

         When not working, James relaxes on a golf course, following rugby and playing the guitar.

         Amy joined Symonds & Sampson in 2023 and is a Residential Sales Negotiator in our Sherborne Office. She is efficient and conscientious, and essential to the smooth running of the office. 

        A keen horse-woman, she had the privilege of working for a professional event rider, along with a number of administrative roles locally before joining our firm.

        Sophie Chiswell
        Residential Sales Negotiator

        Sophie joined Symonds & Sampson in 2024 as a Residential Sales Negotiator in our Sherborne office.

        Having previously run a Dorset pub, Sophie entered the world of Estate Agency in 2018. A natural and efficient communicator, she draws on her considerable experience within the industry to help clients with all aspects of buying and selling property. She has become a valuable member of the Sherborne office, respected by colleagues and clients alike.

        When not working, Sophie can be found walking her two Working Cockers, Crumpet and Truffle, in the local countryside or cooking and enjoying time with friends and family.

        Rural Administrator 

        Jan joined Symonds & Sampson in 2019, and is an Administrator in our Sherborne Rural and Professional Department. 

        Jan worked for many years in the banking industry in Lincolnshire, before moving into a role very similar to her current one with a firm of Chartered Surveyors in Market Rasen.

        When not at work, Jan enjoys spending time with her family and friends, cooking and reading.

        Rural Surveyor

        Jess originally joined Symonds & Sampson in 2012, qualifying as a Rural Surveyor while working from our Sturminster Office. 

        She re-joined the firm in 2023 after a career break, and is a Rural Surveyor working in Sherborne Office. She is an RICS Registered Valuer and much of her time is spent guiding clients through the environmental grant schemes, preparing and submitting grant applications to the Rural Payments Agency (RPA). 

        Much of her spare time is shared between a young family and her family dairy farm, but when time allows she enjoys nothing more than escaping into the beautiful Dorset countryside.

        Lester WIlliams MRICS FAAV 
        Partner, Auctioneer

        After graduating from the Royal Agricultural University in Cirencester, Lester qualified as a Chartered Surveyor and as a Fellow of the Central Association of Agricultural Valuers before joining Symonds & Sampson in 1990. 

        A familiar face on the rostrum at Frome Market, he is a Partner of the firm, working within the Rural and Professional Department and based at our Sherborne Office.

        Lester's work is varied, and includes grant schemes, utility and private compensation claims involving land, landlord and tenant negotiations, stocktaking valuations, and letting land and farms by Farm Business Tenancies, Licences and contract farming arrangements. 

        Beyond work, you'll find Lester walking his 3 labradors and (when he's not repairing engines) teaching water sports including wakeboarding, surfing, water-skiing, and sailing out of Weymouth and Portland.
