The company has always used computer and internet technology, but the company's biggest strength is the genuinely warm, friendly and professional approach that we offer all of our clients.

    Whilst we are proud of our rural roots, dating back to 1858, we are pleased to offer a 21st century service to a wide variety of clients and have grown into one of the leading letting agents in the area.

    We successfully let and manage a range of property throughout the region on behalf of private clients, local estates and landowners, investment landlords and property companies.

    Letting offices are situated in Dorchester, Sherborne, Yeovil, Axminster, Bridport, Blandford and Sturminster Newton. We are regulated by RICS in respect of professional standards and the holding of client money, governed by ARLA (Association of Residential Lettings Agents) and the industry Ombudsman, and all staff are trained to ARLA Technical Award level.

    Letting a property is a serious business, w hether you are an experienced investor or a private individual letting your home for the first time.

    The lettings market has expanded significantly in recent years and, at the same time, become increasingly bound by regulation and legislation. We have kept pace by investing in staff and technology in order to ensure that we understand, and are able to meet, the needs of our clients in this increasingly difficult environment.

    Your property is a major investment. Letting it demands careful planning and you are advised to engage a professional agent who will look after your interests and help you optimise your returns. At the same time, you must be aware of your responsibilities and obligations as a landlord. At Symonds
    & Sampson we aim to use our expertise and experience to ensure that your letting is not only compliant but as stress-free as possible, giving you peace of mind throughout the tenancy.

    Symonds & Sampson offer four levels of service to accommodate the differing needs of our clients:

Information for Tenants

    • TENANTS FEES

      BEFORE YOU MOVE IN:

      Set Up Fee: £200 (inc. VAT) for the first applicant and £100 (inc. VAT) for each subsequent applicant and/or Guarantor.

      • Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability)
      • Contract negotiation (amending and agreeing terms)
      • Arranging the tenancy and agreement
      • Processing the application


      DURING YOUR TENANCY:

      Early Termination Fee - £396 (inc. VAT) (with Landlord's prior consent) plus landlords start-up costs of agreement fee of £108 (inc VAT) and Schedule of Condition Fee (unfurnished properties) Min. £90 (inc. VAT) Max. £120 (inc. VAT)

      • Agree the Market Rent and find a tenant in accordance with the landlord guidelines
      • Market the property and advertise on relevant portals
      • Erect board outside property in accordance with Town and Planning Act 1990 Tenancy
      • Preparation and arranging for signature of the counterpart tenancy agreement to replace the existing Tenant Agreement
      • Preparation of a Schedule of Condition for an unfurnished property dependent on the size of the property and to update the existing Schedule of Condition

      OTHER FEES & CHARGES

      Unpaid Rent/Returned Payments: Interest at 3% above Bank Of England Base Rate from date due.

      Rent Chase Levy after 7 days: £10 per letter (inc. VAT)

      • Notifying all parties
      • Preparing and sending paperwork


      Any of the above fees which are outstanding at the end of the tenancy will be deducted from your Security Deposit.

    • Finding a property to rent

      When looking for the ideal property to rent you may want to consider the following:

      • Your budget, how much would you like to pay per month? Remember to budget for utilities and council tax
      • How long do you need to rent the property for? Will it be long term or a short term stop gap? When do you need to move in?
      • The local area - consider how close you are to schools, amenities, community, family and friends
      • Is the garden suitable and who will be responsible for the maintenance of the garden?
      • Does the size of the property suit your requirements? If you are looking for an unfurnished property will your furniture fit?
      • Does the property have broadband, good mobile phone reception for your network, cable/satellite dish, adequate sockets, telephone and TV aerial points?
      • There may be restrictions such as pets, children, smoking, DSS etc.
      • Energy Efficiency: Landlords are now required to provide an Energy Performance Certificate (EPC) (excluding listed buildings). It contains information about a property's energy use and typical energy costs and recommendations about how to reduce energy use and save money. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient)


    • Securing a Property

      The best properties tend to go quickly. Be prepared to provide the following information:

      • Photo identification (such as a driving license or passport)
      • Evidence of your current address (such as a utility bill)
      • Deposit funds
      • Funds for administration fee
      • Reservation fee
      • Be ready to sign a tenancy application form
      • If you need a guarantor, get this set up in good time
      • Referencing: criteria may include the following: We will contact any Landlord you have had within the last 3 years. Confirmation of earnings. A credit check - this will allow them to see if you have a good history of paying your bills. Your bank details - including bank name, account number and sort-code. Details of your employment - your employer, job title, payroll number, salary, previous employer, etc.
      • Deposit: Once the full deposit is paid, the property is then secured. The deposit will be held by the Deposit Protection Service (DPS). The deposit is held against any non-payment of rent or damages to the property over and above fair wear and tear. No deductions can be taken from the deposit without either the agreement of the Landlord and Tenant, a decision by the Alternative Resolution Service, or court order. At the commencement of the tenancy, the deposit money will be registered under the scheme and sent to DPS. The Landlord and letting agent will retain reasonable costs if you pull out of the tenancy.       • Tenancy Agreement: A tenancy agreement is a contract between you and the landlord, setting out the terms and conditions of the tenancy and the rights and obligations the landlord and the tenant have to each other and the property
      • Insurance: It is the job of the Landlord to insure the bricks and mortar of the property, but your Landlord won't insure your personal belongings


    • Moving In
      Your keys will be available for you to collect either at our local branch, or at your check-in appointment with the Agent, Landlord or Inventory Clerk.

      Meter readings will be taken at the property at the commencement of your tenancy and we will as letting agents notify all utility providers. This does not include TV licence, telephone or broadband which are your responsibility.
    • During The Tenancy
      Your Responsibilities

      Your obligations are fully set out in the tenancy agreement but will usually include:
      1. Pay the rent
      2. Keep the property clean and tidy
      3. Not to change the fabric of the property without permission
      4. Abide by the Tenancy Agreement - i.e. no pets, extra occupants etc.
      5. To behave in a tenant-like manner - i.e. no nuisance, noise, disruptive behaviour etc.

    Lucy Nolan MARLA - Lettings Area Manager
    Lucy grew up in North Devon and moved to Dorset in 2005. She started working with Symonds & Sampson the same year in the Dorchester office. She obtained her ARLA qualification in 2007 and a year later was promoted to manager of the Bridport and Beaminster lettings office. Her dedication and hard work earned her a promotion to Lettings Area Manager where she works alongside Rachael James, Partner and Head of Lettings, to manage the expanding department. After nine successful years in Bridport, in November 2017 Lucy relocated to the Sherborne office to manage and grow the lettings department there. Outside of the office, Lucy enjoys exploring the countryside with her husband and Cocker Spaniel, socialising with friends and adding to her ever growing shoe collection!

    Rachael James MARLA - Partner and Head of Lettings
    Rachael grew up in North Devon and moved to Dorset after taking A Levels where her career in estate agency started in Blandford Forum working for a national company. After five years, the faster way of life of the South East seemed far more exciting and she spent many years working in Henley-On-Thames as a sales manager. Rachael then found that lettings seemed more of a challenge and she studied for her ARLA qualification. Family and the beautiful Dorset countryside were sorely missed and she moved back to Shaftesbury 12 years ago starting her career with Symonds and Sampson at the Dorchester Branch covering the then head of lettings for her maternity leave. An opportunity was then given to start the North Dorset lettings department and she is now based in the Blandford office as Head of Lettings with a large property portfolio. Rachael enjoys cooking for family and friends and hill walking around the county with her partner John.

    Buying Through Us

      Initial contact with us will usually be via a website, over the phone or in person at one of our nine offices. You can continue to get up-to-date lists of available properties on an ad hoc basis but you may prefer to register with us. This will allow us to send you details of properties just as they come to the market or when prices are revised.

      Our applicant database is web-based and shared instantly across all nine offices so that you need only sign-up once to be matched with any property that fits your requirements.

      You can register, update your details and requirements or de-register through this website. You will receive notification of new properties via e-mail and can download full colour particulars from your web portfolio.

      Alternatively, you can also register by contacting one of our offices where a member of staff will take your details and discuss the current market and properties available with you. We endeavour to get all staff to see the property but, where this has not been possible, someone who has seen it can ring you back.

      If any property is of interest please contact the relevant office to discuss it further and to make arrangements for a viewing.

      Once you make an offer it will be submitted in writing to the vendors. The staff will need to collect personal details from you, if not already known, such as the position of your own sale and availability of finance.

      We will advise you of the outcome of any offer. Once an offer is accepted, we will notify your solicitors at the same time as the vendors.     Meet the Sherborne Team

      Mark Lewis FRICS FAAV Head of Residential, Partner

      Mark was born in Devon but moved to Sturminster Newton Dorset when he was 2 years old and now lives in a village near Sherborne.

      Educated in Dorset he then gained a diploma in Estate Management from the Royal Agricultural College at Cirencester. He spent a short time with a firm of auctioneers in Cheshire before returning to Sturminster Newton to work for Senior & Godwin where his father was Senior Partner.

      Becoming a partner of Symonds & Sampson in 1990 he headed the farm dispersal sales department and was principal livestock auctioneer at Yeovil Market. Mark now heads the residential department and is the firm's chief property auctioneer.

      Away from the office his interests include cooking, renovating his 16th Century house, hockey, cricket and walking in the glorious Dorset countryside with his wife, two children and labrador.

      Andrew Wakinshaw Residential Partner

      Andy has been in estate agency since 1987 working for a corporate agent and then joined Greenslade Taylor Hunt in 2001 running the residential department in Yeovil. He has acted for The Duchy of Cornwall, The Diocese of Bath and Wells as well as The National Trust. Andy has been selling property of all types in Dorset and South Somerset over the last 20 years, much of his work coming from referral and recommendation and he takes pride in being someone that clients feel happy and secure dealing with for all of their property matters.

      Andy lives with his fiancé Georgie and their young son Finn. He loves sport especially tennis and plays as often as he can. He is a lifelong Liverpool FC fan with all the highs and lows that brings!

      Chris Drake Residential Manager
      Chris spent his early years in Berkshire before relocating with his family to North Dorset in 1999 where he went to school in Sturminster Newton. After working for an investment bank in Bournemouth Chris started his career in estate agency in 2012 working for an independent firm in Sturminster Newton where he quickly gained popularity for his local knowledge and friendly proactive customer service. 

      Chris joined Symonds and Sampson in 2017 to manage the Sherborne sales office and is looking forward to contributing to the office's success. 

      Outside of the office Chris lives with his wife Joanne and daughter Evelyn near Wincanton and enjoys cycling, golf and gardening.

      Sue has an enormous amount of agency experience having managed her own branch for a firm of estate agents in south Wales before marrying a Zimbabwean schoolmaster and emigrating for a number years. Since returning to the UK Sue and her husband have settled in Milborne Port where she is involved in the local community.
