Tenant Information & Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.

    When looking for the ideal property to rent you may want to consider the following:

    • Your budget - remember to also budget for utilities and council tax.
    • How long do you need to rent the property?
    • When do you need to move in?
    • Do you have the space you require - inside and out?
    • Are you looking for furnished or unfurnished, and will your furniture fit?
    • Do you have the broadband, phone reception, sockets, phone and TV points you need?
    • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
    Securing a Property

    The best properties tend to go quickly. Be prepared to provide the following information:

    • Photo identification
    • Proof of your current address (such as a utility bill).
    • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
    • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
    • Be ready to sign a tenancy application form.
    • If you need a guarantor, get this set up in good time.
    • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
    • Insurance to cover your personal belongings.

    Fees payable before you move in

    • Holding Deposit Equal to one weeks rent (See terms and conditions).
    • Security Deposit Equal to five weeks rent.

    Moving In

    • When you collect the keys at the start of the tenancy, you will also sign and receive:
    • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
    • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
    • Copies of Safety Certificates
    • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.

    Fees during your Tenancy

    Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

    • £150.00 New tenancy agreement
    • £150.00 New schedule of condition
    • £120.00 Tenancy reference fees
    • £180.00 Re-Marketing costs
    • Total costs: £600.00

    Keys. In the event that any keys are lost during the tenancy you will be expected to pay reasonable costs for replacement.

    Rachael grew up in North Devon and moved to Dorset after taking A Levels where her career in estate agency started in Blandford Forum working for a national company. After five years, the faster way of life of the South East seemed far more exciting and she spent many years working in Henley-On-Thames as a sales manager. Rachael then found that lettings seemed more of a challenge and she studied for her ARLA qualification.

    Family and the beautiful Dorset countryside were sorely missed and she moved back to Shaftesbury 8 years ago starting her career with Symonds and Sampson at the Dorchester Branch covering the then head of lettings for her maternity leave. An opportunity was then given to start the North Dorset lettings department and she is now based in the Blandford office as Head of Lettings with a large property portfolio.

    Residential Lettings Manager

    Levi joined Symonds & Sampson in 2016 as a Residential Lettings Manager in our Blandford Office.

    In her early career, Levi worked for a specialist construction company, and since joining the firm, she has progressed within the letting department from Negotiator to Manager. She enjoys the whole property marketing, tenancy negotiation and moving in process. No two days are the same and her positive, proactive nature is often commended by her clients. 

    Outside of work, Levi loves travel, watching sunsets and spending time with family and friends.

    Residential Lettings Administrator

    Sarah joined Symonds & Sampson in 2019 as a Residential Lettings Administrator based in our Blandford office.

    Prior to joining the firm, she spent over 10 years working within the banking sector, in roles within Customer Sales, Mortgages and ultimately as a Branch Manager. Her role primarily includes administrative tasks relating to new tenancies and tenancy renewals. 

    Outside of work, you'll find Sarah on the touchline supporting her son playing football, or on the beach walking Jaxx, her boxer dog.

      Senior Partner 

      Mark is one of the founding partners of the modern Symonds & Sampson and has been with the firm since 1990, based in our Sturminster Newton Office. Prior to joining the firm, Mark studied at the Royal Agricultural University and worked in Cheshire before returning to his roots.

      He is the Senior Partner and Property Auctioneer, as well as a Registered RICS Valuer. In his early career as an auctioneer, Mark sold live and deadstock and fine art, before becoming one of the most successful and experienced property auctioneers in the UK. He also edits and designs our award-winning magazine Country Matters.

      When he's not at work you'll find Mark gardening, cooking, surfing, and writing short stories about a country auctioneer!

      Giles's estate agency career began in 2004 as a trainee Sales Negotiator in our Salisbury office, working within the city, South Wiltshire, and the New Forest. Promotion in 2008 took him to Sturminster Newton as a Sales Manager. He became a Partner in 2020 and leads the highly successful Residential Estate Agency department operating from the office. 

      Giles is experienced in selling properties of all shapes and sizes, from building plots to country houses, and he prides himself on giving honest and realistic advice. He advises clients on sales by Private Treaty, Tender and Auction, and has been instrumental in a number of the area's high profile sales. 

      Prior to joining the firm, Giles attended university before spending four years working in Project Management in London.

      William joined Symonds & Sampson as Residential Sales Manager in our Sturminster Newton Office in 2021. 

      His career in Estate Agency began in 1993 in Bristol, before moving to London and riding the highs and lows of the property market whilst working in the prime areas of Belgravia, Westminster and Chelsea. His knowledge of the industry is extensive, and his understanding of property construction took a steep learning curve when he moved to Dorset and took on the renovation of an 18th Century house. 

      Cricket is William's passion, and when not playing or watching it, you'll find him either in the company of his labrador, Murphy, or 'ruining' the garden.

      Victoria joined Symonds & Sampson in 2019, and is a Residential Sales Administrator in our Sturminster Newton Office.

      A highly experienced Estate Agent, Victoria will often be the first person you speak to when telephoning or visiting the office. She first entered the world of agency in the 1990's in London. After a short break to work with children, she returned to property when she moved back to Dorset in 2017, working locally before joining our firm.

      Meredith joined Symonds & Sampson in 2014, initially in our Residential Sales department, but more recently progressing through our Property Auctions to become Head of Auctions and Auctions Partner.

      She studied at Bournemouth University before working for a time in digital marketing. Since joining our auctions department, Meredith has taken responsibility for all aspect of the auction process, guiding clients through the process when selling their properties across the South and West of England - and further afield. She coordinates every step of our renowned monthly property auctions. Meredith is a Member of the NAEA and an Associate of the NAAV (National Association of Auctioneers and Valuers).

      Shula joined Symonds & Sampson in 2021 and is a qualified Agency & Auction Negotiator based in our Sturminster Newton Office. 

      Her career in Estate Agency began in 2014, when she undertook an apprenticeship, and she has experience within both corporate and independent firms and has attained her MNAEA qualifications.

      Shula has a sound knowledge of the industry, having sold properties ranging in size from small flats to large country residences. She enjoys meeting people and guiding through the sale and purchase process - her favourite part of her role is handing over the keys on completion day!

      Anabel joined Symonds & Sampson in 2010, and is an Assistant Manager within the Residential Sales Department in our Sturminster Newton office.

      As an experienced and qualified NAEA agent, she has a wealth of sales experience, notably guiding some of the most complex sales through to completion. She is interested in people and can build rapport with both clients and buyers. The most enjoyable part of her role is agreeing on sales and handing over the keys upon completion.

      Anabel began her career in PR, recruitment and export sales in London. A military life with many house moves and a varied career followed until she settled back in the UK and established routes in Dorset. She is often heard giving advice on how to move well...
