Sutton's primary and secondary schools are almost all rated 'good' or 'outstanding', making the area a big draw for families. There's also plenty of green space, including Manor Park in the town centre, which has a playground, outdoor gym and an eco-friendly café.

Transport links are excellent too. Trains from Sutton station to Victoria and London Bridge take just over half an hour. Thameslink services to St Pancras take about 50 minutes. The M25 is only a few miles away, and Gatwick Airport is an easy drive.
