Rightmove’s Data Quality Manager, Simon Zacharzewski explains the benefits of Real-time Data Feed and why speed could be your advantage in the current market.

Rightmove (RM): What is Real-time Data Feed (RTDF)?

Simon Zacharzewski (SZ): We have created a data migration service to allow you to upload properties or change the property details within minutes so you don’t have to wait for an overnight feed.

RM: Why did you create RTDF?

SZ: Waiting overnight for properties to be uploaded just isn’t good enough in today’s market. Our agents told us that they’d value the ability to upload their properties within minutes so that new instructions or price changes are visible to home-movers out in the market almost instantly. People are eager to see the most recent properties first, especially tenants and we will be offering this service at no charge to the agent.

RM: How could RTDF benefit Rightmove customers?

SZ: The expectations of the vendor, tenant or buyer have changed and people are searching for properties at all hours of the day. Speed to market can make the difference between winning an instruction and finding the best tenant. You’re now able to upload a property onto Rightmove in less than 30 minutes and be in potential buyers inboxes in under 90 minutes.

Quality of data is just as important as speed and RTDF means that customers can make changes to listings such as refreshing images or marking a price reduction in near real-time. This guarantees that listings are of a high standard and accurate as these changes are reflected online in a matter of minutes and help you deliver against the expectations of your customers.

Winning instructions is a top priority for a lot of our customers and this could be a point of differentiation. Being able to tell a landlord that once the particulars are prepared and a few images are taken you could have their property on your own site and UK’s busiest property website in minutes could be a big draw.

RM: How else can an agent benefit from Real-time Data Feed?

SZ: RTDF is one part of the equation. The other is the introduction of instant property alerts to home hunters. We now send email alerts straight to users’ inboxes when a new property or properties are added to the market that match their search criteria. It’s the fastest way of informing potential buyers or tenants of a new property on the market. 79% of new lettings registrations and 57% of new resale registrations are choosing instant alerts so it’s great way of getting your property, and your property presentation, noticed instantly.

RM: What advice would you give to agents interested in this?

SZ: I’d certainly recommend the first call they make is to their feed provider. Rightmove migrates the data but their feed provider needs to be able to update this in real-time. There are currently 18 real-time feed providers which includes names like Dezrez and 10ninety.
