After a dynamic market in May, June has been generally quieter with main interest focused on the Black Sea coast which is normal for this time of the year.

“Listing prices of apartments in Sofia have shown some positive monthly changes during the first half of 2012. Although they still remain 3% lower than last year’s values and deals volume hasn’t increased, this may be a positive signal for the residential market in Bulgaria. Sunny Beach holiday market is going through a real revival with interest from Russian buyers continuing to rise and prices starting to show positive movements. Prices in Bansko, on the other hand, stay on record low levels and presently this is the cheapest holiday market in Bulgaria and in Europe. Supply has remained good and we have hundreds of new listings coming to the market each month.” – comments Polina Stoykova, Chief Operations Manager and Head of Research of Bulgarian Properties.

Bulgarian Properties‘ indeces measure apartments listing prices in 4 main locations – Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for June 2012 are as follows:

Sofia

  • Change in last 12 months: -2.98%
  • Change from the highest value: -39.61%
  • The current Bulgarian Properties Index value for the listing prices of apartments in Sofia for June 2012 is 60.39 points. The average monthly listing price of the apartments in the capital is a bit higher compared to last month’s and is 903 Euro/sq.m.

    Varna

  • Change in last month: +1.86%
  • Change in last 12 months: -17.03%
  • Change from the highest value: -42.93%
  • The current Bulgarian Properties Index value for the listing prices of apartments in Varna for June 2012 is 57.08 points. It has stayed on this level since 2.2012. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 850 Euro/sq.m.

    Sunny Beach

  • Change from the highest value: -42.11%
  • The current Bulgarian Properties Index value for the listing prices of apartments in Sunny Beach for June 2012 is 57.89 points. After a slight increase in listing prices at the start of the summer season, they have remained unchanged. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 765 Euro/sq.m.

    Bansko
