Algarve villa… or a London flat

For a London flat…
It’s no secret that our capital city, including its sprawling metropolis (Greater London), dwarfs every other part of the UK when it comes to property values. Its housing market, with its strong foreign influence, is a force unto itself and regarded as a bellwether for the rest of the country.

According to the House Price Index, recorded in September 2020, the average house value in London is now £474,601, which was a 0.4 per cent fall year-on-year. Looking closer, the average price of a flat is an eye-watering £415,907! You’d have a lot of fun shopping for an overseas bolt-hole with this budget, which converts to almost half a million euros, namely €486,000.

In Europe’s most desirable coastal spots, such as the Costa del Sol’s Golden Mile, the French Riviera or the Algarve’s Golden Triangle, you’d be choosing mainly from a selection of luxury apartments.

8-bed Disney home… or a London flat

Head inland or to less glamourous coastal resorts and you’ll have enough for that villa with sea views, or renovated farmhouse. This three-bedroom villa is in the less developed eastern half of Portugal’s Algarve, where your money goes even further than the central and western areas. On the edge of the traditional fishing town of Olhão and with views of the sea, its asking price is €479,000.

Take that sort of money across the pond to the popular Orlando area of Florida and your buying power of circa $534,500 could stretch comfortably to a large, fully equipped detached house on a resort down the road from Disney. This eight-bedroom luxury villa in Championsgate is a perfect example!

For a terraced house in Wales
The average house price in Wales currently is £164,433, according to the House Price Index. This represents a rise of 2.6 per cent for the year to September but a small drop compared to the previous month.

Terraced house in Wales… or 4-bed character home in France

Focusing on terraced houses only, this figure drops to £126,582, which equates to approximately €148,000. With this in your pocket, in popular parts of Spain, you’ll have a wide selection of large apartments in well-equipped complexes near the beach or next to a golf course. Five minutes’ drive from the sea and you’ll be able to stretch to a large townhouse or even a small, detached villa.

In France, you’ll be surprised at the choice of detached character homes, in rural or village locations, on offer to you.

For real value, pick more traditional, agricultural regions like Normandy, Limousin or Poitou-Charentes, where this pretty four-bedroom stone house, which has a price tag of €145,800 and includes an enclosed garden, is located.

Costa Blanca villa – for the same budget as the average first-time buyer

First-time buyer budget
The average price of houses bought by first-time buyers in Britain is a staggering £197,433. This increased by 1.4 per cent in the year to September, according to the House Price Index. Convert this to euros and you’ve got a meaty €231,000 to spend on your perfect house by the Med.

Take this budget to the southern Costa Blanca, the UK’s favourite Spanish Costa, and you shouldn’t struggle to get a detached home a short drive from the beach, let alone a luxury apartment or townhouse within walking distance of the sea. This one is in Ciudad Quesada, close to amenities and 10 minutes’ drive from the sweeping sandy beach at Guardamar del Segura. With two bedrooms, a solarium and views of the area’s famous salt lakes, the agent is asking for offers of around €220,000.
