Description

Southcote is a small development constructed in 1972 by A.&J. Simmons Limited which rises from the charming Church Road enclave. Four hundred metres to the south west lies the Horsell Conservation Area and Horsell Village which is the vibrant heart of the Horsell community. St. Mary’s Church stands on the hill crest followed by the popular Red Lion and The Crown pubs plus a wide range of shops for day to day requirements and coffee shops.

Woking is renowned for its fast train link to London Waterloo and the station is only a brisk 12 minutes’ walk from Southcote. The town centre offers many retail outlets, hotels, hospitality venues and leisure facilities. It also has a theatre, cinema, art gallery and many churches.

For a family with children, Heath Ridge could not be better placed since it is so near a number of good schools: Horsell Village School, Horsell Church of England Junior School and Woking High School. Within the private sector, the house is within a stone’s throw of the new co-ed partnership school combining St. Andrew’s School and Halstead Preparatory School catering for girls and boys from two years old to sixteen.

Although so close to the town centre, Southcote is only minutes away from woodland and open heath. Horsell is bordered on the north and west by Horsell Common which is a Registered Common and therefore well protected from future development. It is owned by the Horsell Common Preservation Society a private charity. The Common is well used for walking and leads to many further footpaths for longer walks.

Heath Ridge has been in only one ownership since it was built so, whilst it can be lived in as it is, the house provides great opportunity for some updating and enlargement. Any Buyers can surely add their own stamp and personality on this sizeable corner plot (subject to planning consent when needed). The spacious dual aspect living room floods with natural light and opens to the dining room. The kitchen is located at the rear and benefits from a separate utility room. There is also a study looking out at the front which could make a playroom or a good ‘work from home’ office. A turning staircase leads to the first floor. Large double-glazed windows, typical for this age of property, ensure a bright sunny aspect throughout the day. Two of the bedrooms are spacious doubles with integrated storage. Originally designed as a four bedroom, the owner decided not to separate bedroom one; this could be done should you wish. Buyers can easily see how the other houses in Southcote have been improved and extended.

The owner of Heath Ridge was a keen gardener but old age has perforce led to some deterioration which can swiftly be put to rights by an incoming owner. This house and garden may need some work but it is a house in a great local location in a strategically well placed and well connected south east town. Heath Ridge will make a fine family home.
