Description

Nestled within the breathtaking Caernarfonshire landscape, Bontnewydd Mill sits within gated grounds that generate a classic rural idyll. Ensconced by beautifully idyllic gardens, its rustic stone facade is adorned with the elegant vines of mature Virginia Creeper and can date its origins back to 1795. The site has historical evidence of existing in the 1200’s as a water powered mill while the building itself was converted in 1968 and has been a family home to the current owners for over thirty five years. Together with the location and breathtaking views, this is a home that produces an enviable escape from the hubbub of town and city life.

Tastefully presented yet with ample chance to be refreshed to perfectly reflect your own tastes, a hugely versatile layout has been designed to capitalise on the picturesque views. Filled with light, a wonderful first floor lounge/dining room stretches out across an impressive 30’10ft with an expanse of glazing that fills your gaze with the surrounding landscape. Exposed beams and a working fireplace supply ample charm and character, while sliding doors make it temptingly easy to step out onto an equally wide timber framed balcony and relax in the sunshine.

The excellent dimensions connect with a large kitchen fully fitted with the rich timber tones of solid wood country cabinets. Integrated appliances include an oven, hob and dishwasher, and there is plenty of scope for the design to be updated to become a sleek contemporary space if preferred. An adjoining porch opens onto a further balcony and leads into a separate utility room that keeps washing machines and laundry hidden from view.

A central hallway on this light filled first floor unfolds onto a main bedroom with a fantastic amount of fitted wardrobes and an en suite and added luxury of a Jacuzzi bath, power shower and steam sauna. A second double bedroom has the versatility to be a great study/studio if needed and a cloakroom/WC completes the layout.

Adding a host of possibilities and giving you the chance to create a delineated work/life balance, downstairs on the garden level ground floor you’ll find a superbly sized library and an office with Wi-Fi. Perfect for giving guests their own sense of privacy, two further double bedrooms on this floor share a bathroom.

It’s good to note that the property benefits from double glazing and a wealth of storage throughout. A boiler room had a new boiler installed in April 2024 and a considerable storage room is accessed from the entrance hall.

Outside

Sitting in a level yet elevated position within the privacy of gated grounds, Bontnewydd Mill is encompassed by the tranquillity of picturesque wrap-around gardens that flow down to the water’s edge. Lovingly tended and maintained they provide a hidden oasis from the world outside and give you every excuse to relax and unwind. From the statuesque trees and prodigious lawns to the ferns, shrubs and conifers of stone framed flowerbeds, every aspect is in harmony with the picturesque setting.

The considerable gated driveway combines with an attached garage of 24’3 x 10’10ft to provide plenty of private secure off-road parking.

Thoughts from the owner....

“We moved here in July 1988 when my husband saw it first and fell in love with the location. It’s so peaceful with the river running in front of the property, there’s such peace and quiet.

The layout allowed us each to have our separate space to do our “thing”, meeting up for meals and the evening together. The garden has been established by us and it’s where we usually worked together at the weekends. Neither knowing anything about gardening! Yet we often receive compliments on it.

We love the property and our time spent here, the sounds of the river and the birds, the peace and the green all around. It’s a small village where all the residents are friendly and helpful to one another.

Probably the most memorable event was our elder daughter’s wedding in St Mary’s church up in Cefn. Once again, we have the bliss of the peace and quiet of living here yet we’re near enough to St Asaph and the towns around. There is also an excellent doctor’s surgery where appointments are NOT difficult to get, and often made for the same day.

I’ll miss the peace and the green surroundings, but it’s time to move and to be nearer to my daughters.”
