OWNER'S INSIGHT

"This is my second home in the direct area, and the location is so peaceful at the head of the cul-de-sac with no through traffic on any of the neighbouring roads. It's a deceiving house, and you only get a full picture of the size and scope once you walk through the door. There are so many attributes about the house, and for me as an artist the garden studio has been a big advantage, the double garage to park both cars, and flexibility of the rooms. Someone could easily make a studio for a teenager or home office if they need private access as there is a separate entrance to the large bedroom beneath the driveway approach."

STEP INSIDE

A composite glazed front door opens to the RECEPTION HALL with cloaks cupboard and CLOAKROOM with WC and vanity unit. Glazed double doors leads to the IMPRESSIVE OPEN PLAN PRINCIPAL ROOM with the kitchen area having a range of quality units and work tops with inset double sink unit and hot and cold water butler water tap. Built-in twin Neff ovens and induction hob over with filter hood above, integrated microwave, dishwasher, fridge and freezer. Bow window to the front approach and window to the side. The sitting/dining area also has a bow window and further picture window overlooking the valley and rear gardens. UTILITY with provisions for washing machine, tumble dryer and additional fridge/freezer. Base and wall mounted cupboard, sink and window to the front. STUDY with window again to the front.

STEP DOWNSTAIRS

From the Reception Hall a turned staircase descends down to the garden level and off the half landing are French doors giving direct access to the gardens. On the garden level hallway is understairs storage and deep linen cupboard with slat shelving. The SITTING ROOM is a bright and spacious room with virtually full width patio doors and picture windows opening and overlooking the terrace and gardens. Living flame effect coal fire with polished granite hearth. PRINCIPAL BEDROOM with picture window overlooking the gardens and generous EN-SUITE with double shower, vanity unit and WC. BEDROOM 2 fitted wardrobes and view over the garden. BEDROOM 3 with dual aspect. BEDROOM 4 with window to the front. FAMILY BATHROOM with double ended bath, corner shower, vanity unit and WC. Fully tiled walls, heated towel rail, chrome and etched glass window.

STEP OUTSIDE

A stepped approach leads down to the tiered gardens, mainly paved and a decked terrace for ease of maintenance, sheltered by mature hedging and conifers. To the lower section is an extensive GARDEN STUDIO with power and lighting, French doors and side windows, a perfect space for home office, games area or studio workshop. Access around both elevations to the front with stepped access rising to the driveway approach. A concrete driveway leads to the DOUBLE GARAGE with remote controlled roller door and houses the meters, fuse board and PV inverter for the solar panels. Gas boiler and cylinder, two windows to the rear allowing ample natural light and with views over the surrounding area.
