SITUATION

Titchwell is a small coastal Conservation Village nestling in between Thornham and Brancaster in a designated Area of Outstanding Natural Beauty on the North Norfolk Coast.

The village has direct access to its sandy beach via a footpath which continues towards Brancaster. Also, in the village is the well-known boutique country retreat – Titchwell Manor as well as Briarfields Hotel, the RSPB Titchwell Marsh Reserve, open all year round. There is a lovely round towered Norman church and roadside ‘obelisk’ thought to have been a meeting point for travellers and pilgrims.

The neighbouring village of Thornham has fantastic amenities, including a village hall with playing fields and tennis court, a fine parish church, three popular gastro pubs, and the Thornham Deli for delicious treats, dining and lifestyle shop.

The ever-expanding Drove Orchard on the edge of the village has a farm shop selling local produce, pick your own, Gurney’s Fish Shed, Eric’s Fish and Chip shop and The Yurt Eric's Pizza restaurant. It also has several clothing and gift shops, a garden nursery and a hairdressing salon.

Leisure pursuits include bird watching with famous bird reserves at Titchwell itself and nearby Holme, Golf at Hunstanton and The Royal West Norfolk Golf Club at Brancaster. Wonderful coastal walks, cycling, salt marsh, dunes, and miles of beautiful sandy beaches for lazy summer days.

There is also a thriving sailing club in the nearby village of Brancaster Staithe which has a natural harbour and picturesque tidal creeks, leading out to Scolt Head Island Nature Reserve.

The well-known village of Burnham Market is just six miles to the south with attractive Georgian properties running along the edge of the large village green. Here there is an eclectic selection of designer boutiques and traditional shops, including a butcher, fresh fish shop, book shop, art galleries, wine merchant and deli. The nearest main line railway service is at Kings Lynn to Cambridge and London Kings Cross.

There are two very nicely presented double bedrooms to your left as you enter the barn, set away from the reception space they both are very nicely presented with wooden floors, character features and contemporary en suite shower rooms.

The kitchen/dining room is a very spacious double aspect room with French doors on both sides leading out to the garden and to the front of the property. The kitchen end of the room is fitted with paint finished wooden cabinets and an island unit under granite worktops with a double ceramic butlers sink. Integrated appliances include a range cooker and Bosch dishwasher and under counter fridge. There is plenty of space for a generous dining table and chairs within this room.

Beyond the kitchen, glazed French doors open to a large sitting room with wooden flooring and plenty of display and book shelving with an inbuilt wood burning stove providing a feature and added warmth on cooler evenings. This room also has French doors opening on both sides with plantation shutters.

Oak stairs lead up from the kitchen into the family room above, this is a really useful extra reception space and with Velux windows on either side it offers great views.

There are two good sized double bedrooms on this level located at either end of the barn, both have very nicely fitted en suite bathrooms and one has great views out towards the coast.

OUTSIDE

This is an attractive traditional brick and chalk barn conversion under a pantile roof, set within a small group of barns, it is approached over a shared driveway which leads to a 5-bar gate opening into a private and very spacious gravelled parking and turning area and access to the double garage.

The back garden can be accessed through the house but also via a roadside gate. An attractive old mellow redbrick wall provides a backdrop with a variety of climbing shrubs, a beech tree and some raised boarders. The garden is mostly laid to lawn with a paved terrace for outside dining.

3 Marshland Barns is a very lovely property, it offers spacious and very nicely presented accommodation and whilst it would make a wonderful full time or second home, it has also proved to be a successful holiday rental and we highly recommend viewing.
