Description

***Guide Price £1,250,000 - £1,350,000***

KNIGHT & KNOXLEY are delighted to present this substantial, semi-detached, five-bedroom house, built in the early 1930s with a 30-metre (100ft) garden, garage and off-street parking.

Situated in a highly sought-after residential district just north of Preston Park, this five-bedroom house has over 2000 sq. ft of living space, plus a garage, as well as a large and beautiful garden. The house has been in the same family since the 1960s and is a much-loved and well-cared-for family home. This is only the third time it has been on the market since it was built.

The original front door with leaded-light, opens to a wide, elegant entrance hall, with herringbone parquet floors and a turning staircase rising to the first floor. Windows on two sides of the hall make this a light and welcoming space. On the left, is the living room, which is a beautifully proportioned room with a bay window to the front, which has a built-in window seat with storage underneath. The Art Nouveau fireplace was chosen by the parents of current owner, and is from the 1920s, slightly pre-dating the house. On either side of the fireplace are bespoke cupboards and shelving in an oak finish.

The kitchen/dining room spans the entire width of the house and looks out onto the wonderful garden. This highly popular configuration fits perfectly with contemporary expectations of a large kitchen and dining area where the whole family can relax. There is currently a large dining table, and there is plenty of scope to include informal seating in this part of the room where there is another 1920's Art Nouveau fireplace. Double doors open to the covered patio area, which has a glazed roof. The parquet floor in the hall continues through into the kitchen, and the dining area has the original floorboards. Kitchen appliances include an eye-level Electrolux double oven, an Electrolux induction hob, an integrated dishwasher, and a wine cooler. The countertops are a granite-style composite and there is a white ceramic sink with inbuilt drainer. Adjacent to the kitchen, is a large utility room, from where there is also access to the downstairs WC. The utility room has a stable door onto the patio.

Outside, the garden is arranged over different levels, beginning with the patio, where there is also a brick-built shed to one side. This patio is east-facing and perfect for enjoying the morning sun. Stairs with a wrought-iron balustrade lead up past the rockery to the first tier where there is a sunken fish pond with a brick-walled surround. The second tier gently slopes upwards to the top of the garden where there is a further patio designed for enjoying the sun late into the afternoon and early evening. There is a gate at the top of the garden, which opens onto what is known locally as Blackberry Lane.

On the first floor are three bedrooms including two generous doubles with original fireplaces and built-in wardrobes. A family bathroom has a shower over the bath, hand basin set in a vanity unit and WC. There is also a further, separate WC next to the bathroom. The top floor has two bedrooms with original 1930s fireplace surrounds. These bedrooms are served by a good-sized shower room. There is a large storage space off the rear bedroom and access from the landing to a large boarded loft which has lights and a pull-down ladder. The house has double-glazed windows throughout. The garage has electricity, lighting and water. The house is heated by gas central heating with Worcester Bosch boiler installed in 2021 and still under warranty.

Cornwall Gardens is a quiet residential road just north of Preston Park, which is a beautiful local park with open spaces perfect for picnics and games, as well as a landscaped rose garden, cafés, tennis courts and a velodrome. The Park View on Preston Drove is a popular local pub which has a garden and serves food. At Fiveways, there are independent shops and cafés including two bakeries and a greengrocer. In the opposite direction, is a Sainsbury's Local on Preston Road. Preston Park station is close by, from where there are fast services to London Victoria and London Bridge, or south to either Brighton station or towards Hove and Littlehampton. Bus services 5, 5A and 5B run frequently into town. There is quick access by road onto the A23 heading out of Brighton towards Gatwick or the A27.

About Knight & Knoxley, Brighton

Clyde Corner, 2 Clyde Road, Preston Circus, Brighton, BN1 4NP
Industry affiliations:Industry affiliation logo 0

KNIGHT & KNOXLEY is an independent estate agency with years of experience in the South Coast sales and lettings markets, as well as specialising in renovations and refurbishments in Brighton, Hastings and London.

When KNIGHT & KNOXLEY was founded in 2016, our mission was to be 'The Next Generation of Estate Agency'. We have our own unique, informal approach - rarely seen in suits, never being 'pushy salespeople' - which has led to us building strong relationships with our clients over the years.

As a truly independent agency, we're able to offer a bespoke service that we can be proud of. Our clients will always be looked after by one of the partners in the business, who take ownership of the entire process from start to finish. The partners are contactable beyond normal business hours, 7 days a week, to ensure any questions or concerns can be answered immediately.

Unlike other companies, we don't use viewing agents to conduct viewings. Our partners have a wealth of knowledge in the property industry and we believe that using them to conduct viewings will showcase our client's properties in the best possible light. This also allows for accurate feedback to be delivered directly to the vendor.

Although we appreciate that the property industry can be very technical, we feel strongly that it isn't rocket science to stay honest and provide a straightforward service. Our customer-first approach has allowed us to grow steadily over the years, with 2024 promising to bring more success with exciting new projects across all sectors of the business.
