Description

An outstanding and exceptionally well-maintained four bedroom Victorian house for sale near the sought after Francis Road. With spacious rooms, high quality fixtures and fittings and well-considered design touches throughout, this is a fabulous family home and offers exceptional local amenities and transport links.

Entering into a small, well-tended front garden you’ll note the attractive architectural features and the stained-glass panelled front door – leading into a hallway with space for coats and shoes, a large radiator and beautiful light oak hardwood flooring.
The reception room retains many of its original features and includes built-in storage and a bay window looking out to the front garden. A chevron pattern hardwood parquet floor, with underfloor heating, complements the white trim and dark teal walls.
Next, the wonderful kitchen family room, with its stunning design and executed extension. The kitchen area includes Bosch integrated appliances, tiled backsplashes and high gloss cabinets - which continue into the dining space to provide a bar area with lower cabinets and open shelving. There’s space for a large dining table plus access to a large built-in cupboard and downstairs cloakroom – offering attractive geometric design tiling and a small vanity unit with top-mounted hand basin.
Beyond the dining area, the extension provides a delightful family lounge area with views to the garden through expansive modern framed glazing, plus skylight for additional natural light. Attractive hardwood flooring along with simple white painted walls provides a comfortable and contemporary atmosphere.
The south-east facing garden includes a lawned area leading to a secluded seating area, all brought together by mature shrubs and planting.

On the first floor, the split-level landing includes a utility cupboard with space for a washing machine, plus useful storage. The stylish family bathroom has underfloor heating, and includes a four-piece suite comprising WC, vanity unit with top-mounted basin, a deep free-standing bathtub and a fully glazed shower unit. Beautiful tiles in multiple shades of teal adorn the walls and the tiled floor has the same chevron pattern as the reception room and the flooring used throughout all of the first and second floor areas.
Bedroom two is a good sized double and includes an exposed brick feature wall with original fireplace, framed by built-in wardrobes. Bedroom one is a large double at the front of the property and has another bay window as well as extensive built-in storage.
On the second floor, the shower room has a glazed shower cubicle, WC and basin with vanity unit below. Bedroom three is a large double with skylights and a full-height window offering lovely garden views. Bedroom four is a large single room, currently used as a study and music room.
The property is situated within the very popular Francis Road area of Leyton with its renowned local amenities and transport links. Many other services can also be found nearby, including supermarkets, retail parks and the businesses on Leytonstone High Road. This area is also ideal for lovers of outdoor leisure pursuits, as some of London’s best green spaces are within easy access, including Wanstead Flats, Hackney Marshes and the Queen Elizabeth Olympic Park.
A note from the owners

About our house.
Step inside our home! We’ve shaped it with a love for style, comfort, and practicality, making it a cosy and welcoming place to live.
We love clean, uncluttered spaces, which is why we installed extensive fitted wardrobes throughout – so spacious they could practically fit an elephant!
The recently renovated bathroom is a true sanctuary, featuring a stunning freestanding bath (big enough for two) and a large corner shower that makes every morning feel like a spa experience.
Every aspect has been carefully considered to balance functionality and style, from the bespoke, made-to-measure shutters to the sleek sockets and light switches throughout, to the installation of a smart thermostat and boiler control for enhanced comfort and efficiency."
One of the best things about this home is how it changes with the seasons. In summer, the bi-fold garden doors open up to bring the outdoors in, creating the perfect space for entertaining or unwinding in the fresh air. In winter, the thoughtfully designed lighting keeps things warm and cosy, and from the sofa, you can enjoy watching the garden’s lively wildlife – squirrels, cats, birds, and the occasional curious foxes, all year round. We made sure to plant evergreen plants so that the garden remains green and lush in the winter!
The kitchen is very functional, with plenty of storage, with individual built in full size fridge and freezers and a gas hob, perfect for those who love to cook.
The house is filled with natural light, making it bright and uplifting all year round.
We truly love this home, and the only reason we’re moving is that we’ve found a house with an annex to accommodate our family-in-law. Otherwise, we’d happily stay forever.

About the neighbourhood
Location is everything, and this house has it! Situated in the middle of Richmond Road, we’re right between Francis Road, with its charming independent shops and restaurants, and the Heathcote & Star pub and Unity Café, where you’ll always find a friendly face.
For commuters, the Central Line is less than a 10-minute walk away, offering quick access to the city. For families, there are great schools nearby. And for those who love to stay active, we’ve loved being just a 10-minute walk from the Better Centre swimming pool - perfect for morning swims or family fun.
More than anything, this is a warm and welcoming community. It’s a place where neighbours look out for each other, where you can grab a coffee on your way to work, and where there’s always something happening. Whoever moves in next is going to love it just as much as we have.

Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
