Description

Cott Lodge is an original lodge house probably dating from the late 1800s/early1900s and nestled by the roadside at Little Cross on the edge of Holne Village. It is now offered to the market for the first time in some 50 years.

The characterful accommodation is arranged over two floors and has potential for extension if desired, subject to the required consents. There is a solid-fuel Rayburn which heats the radiators and hot water, and an open-fireplace in the sitting room. Improvements to the building include a replacement main roof covering less than 15 years ago and the majority of windows were replaced with bespoke wooden-framed double glazed windows in 2017.

Outside, the lodge stands in a garden with an overall plot size of 0.28 of an acre (as measured on Promap). There is an adjoining paddock of 1.14 acres (as measured on Promap) with two stables and open-fronted barn. The paddock has some wonderful open views over Dartmoor.

Holne Village is just a short walk away and has a shop/ tea rooms, traditional country pub, meeting hall, church and an active local community.

The dramatic landscape and wide open spaces of the moor are close by and form a scenic backdrop to the village. Whilst enjoying the many benefits of rural living, Holne is very accessible with the A38 (for Exeter and Plymouth) little more than a ten minute drive, as is the popular town of Ashburton where there is a very good range of shops and facilities. The larger towns of Totnes and Newton Abbot take just twenty five minutes by car and each have mainline railway stations.

The paddock is perfect for keeping a horse or grazing a few sheep on. It slopes but is not steep and has magnificent views over Dartmoor. There is a separate metered mains water supply connection to the paddock.

At the end of the drive is an area where Cott Lodge has right of way access over a small part of the neighbours land to access the paddock that is being sold with Cott Lodge.
