As you enter, note the coat storage cupboard in the hall; created from space vacated by the original archaic hot-air heating system!

The well-lit kitchen seems bigger that neighbouring properties due to a clever reconfiguration of the under-stair cupboard and removal of a wall to create a good-sized open-plan kitchen/dining room.

With four worktops you won’t be short of space in the luxury shaker-style kitchen which comes complete with built-in double electric oven, ceramic hob, stainless steel sink and extractor hood, space and plumbing for tall fridge/freezer, washer/dryer and dishwasher. The breakfast bar seats three or alternatively your table for four will complete the dining area, beside which, is the sliding patio door to the garden.

A door off the dining area leads to a clothes drying area with a JIS Sussex stainless steel towel rail with extractor fan for ventilation. Another door leads to the downstairs cloakroom. Unlike other local properties, the original flat roof above these two rooms has been replaced with a low-maintenance sloping tiled roof with 300mm of insulation below. The cloakroom has a modern basin and WC as well as a radiator to dry towels.

There is a built-in full-width floor door mat behind the front door where you may have left your shoes, and then pale porcelain tiles right through into the kitchen meaning the rooms appear well-lit. We chose the highest quality carpet for the stairs and landing, as these get more wear, but this this matches well with the plush bedroom carpets. All on good quality underlay as you might have chosen yourself.

The lounge is of a good size and has laminate flooring ready to take your choice of colourful rug. It features wall lights, plenty of sockets TV aerial/satellite points and mains smoke alarm.

The modern bathroom features a bath with – unusually – a separate thermostatic mixer for showering. The JIS Sussex stainless steel "designer" towel rail (not cheap chromed steel which tends to rust) will keep your towels warm. Of course, there’s a WC and basin, all white, nice modern designs. The walls are part tiled in light grey to match the grey cushion-floor covering.

Unlike new-build properties you may have viewed, all three bedrooms all have built-in storage! Plus, on the landing, there are two more cupboards, one of which houses the Worcester condensing gas boiler and water tank (how clever to put the boiler upstairs which means there is more kitchen cupboard space in the kitchen). If the boiler ever suffers a fault, do not fear as there is a back-up immersion heater so you can still bath the kids.

The loft is part boarded, over the 300mm thick insulation, meaning that you have additional storage space for all that stuff that we all seem to accumulate!

The small rear garden is fully paved with a shed and flower beds. The 6-foot fence ensures privacy and a back gate allows easy access to the two parks can be found very close by; both with child play areas. There is a handy outside tap for filling your birdbath and watering your plants along with a waterproof socket useful for a sprinkle of fairy lights.

Throughout the property, you will find more-than-ample sockets and LED down-lighters to brightly light the kitchen. The consumer unit features dual RCDs with individual circuits which gives a high level of protection to you and other occupants.

Automated ventilation in bathrooms and the drying room will quickly remove foul or damp air. Linked mains powered heat/smoke alarm in kitchen plus smoke alarms elsewhere are another feature you are unlikely to find in other properties you may have viewed (“linked” means that when one alarm triggers, all sound simultaneously for reliable family safety).

The recent central heating insulation was completed with wide-bore copper, not those silly/bendy/drooping plastic pipes that can be problematic, and yet are so popular as a cost-saver. Worcester is one of the best makes of compact wall-mounted condensing gas boiler and with the programmer, thermostat and thermostatic radiator valves.

The main tiled roof has been expertly repaired with new verges and current building-regulation loft insulation installed below. Argon filled uPVC windows were installed in 2021. All this hard work results in you and your family being cosy-warm and accounts for the good energy efficiency rating that is important to reduce your fuel bills.

There’s ample community parking at edge of square. Situated a short walk to convenience shops and a health centre. There are frequent bus services to town or you might enjoy the 20-minute walk. Nearby you’ll find a good selection of local schools including a state primary rated as "outstanding".

Pets and smoking have not been permitted on the premises including the garden. The only thing you might smell is some fresh paint!
