THE GROUND FLOOR
The enclosed entrance porch with UPVC glazed front door leads into the entrance lobby and hallway. To the left, a door opens into the sitting room which has a wood block floor, windows to the front and sliding patio doors to the rear garden. To the right of the hall is the dining room which also has a wood block floor and a sliding door to the kitchen which has worktops incorporating a resin one-and-a-half bowl sink, space/plumbing for a washing machine, wall mounted cupboards and Aga style cooker with integrated gas fired boiler providing domestic hot water and central heating. Between the kitchen and the sitting room there is a rear lobby area with a large storage cupboard as well as under stairs storage space.

THE FIRST FLOOR
From the front hall, the straight run staircase leads up to the landing where there are three bedrooms; bedrooms one and two are both double rooms overlooking the front elevation and having built-in cupboards, and bedroom three is currently used as a study and has an access hatchway to the roof space via a pull-down ladder. The bathroom has a walk-in shower enclosure, WC and wash basin, and adjacent to this is a further separate cloakroom.

OUTSIDE
The property enjoys a corner position with the front and side gardens being laid to lawn and having a variety of small trees. This then leads round to brick driveway and detached garage which has an up-and-over door and a personnel door to the garden. The rear garden is enclosed and mainly laid to lawn with areas of paving and a side access.
