Description

The Property
The Barn at Hazon is an exciting concept but is also a real opportunity. Planning permission has been granted here to create an innovative, game changing house in this spectacular and enviable location.

Grand Design type schemes like this are not frequently available to buy. This plot has the benefit of a detailed planning consent (Application No. 23/04015/FUL) which was granted in January 2024. As carbon awareness increases and our efforts to reduce emissions are enabled, here is a site which will allow the new owner and builder to maximise efficiencies from the very beginning. Modern building methods and contemporary finishes are expected. The spectacular setting will excite those with an ambition to build their own pace setting home. There is an amount of land for amenity purposes (about 2.4ac) which preserves the property from any possible threat or uncertainty.

Accommodation
Ground Floor:
Reception and staircase hall with separate boot room and a cloakroom/wc. |3 Reception rooms |Study | Open plan living kitchen with seating area and very special views | Utility and plant rooms | Integral Double Garage

First Floor:
Landing with access giving to the first-floor balcony | 5 substantial bedrooms and 4 luxury bathrooms (3 en suite) including principal bedroom suite with generous en suite bathroom.

Outside
The Planning permission allows for a bin store at the very end of the drive, close to the public highway. The farm track is shared for a distance before it turns into the Hazon Barn private drive. Provision for shared maintenance has been made. The consent allows for the entrance and driveway to give easy and generous access to a turning and parking area next to the house and garage. There is space for a garden all around the house which affords superb and long-distance views to all elevations. The property benefits from a good amount of amenity ground and is in a gloriously peaceful setting.

Location
Hazon Barn is set in an idyllic rural location close to the pretty Northumbrian villages of Guyzance and Acklington and is nearest to the picturesque hamlet of Hazon. Lying to the east of the A1 the property is conveniently placed for access to the historic market towns of Morpeth and Alnwick both of which have a wide range of shopping and leisure facilities, including supermarkets and a range of independent stores, pubs, restaurants and regionally acclaimed schools. Nearby Felton Village offers a wide range of local amenities including a renowned gastropub and immensely popular tearoom, artisan bakery called The Running Fox, a real ale hostelry, Post Office/store, first school, church and gallery.

Many of the region’s attractions are within easy reach and Hazon Barn is situated perfectly for enjoying the delights of the stunning and dramatic countryside and coastlines of the region, with the Northumberland heritage Coastline, Alnwick Castle, the Cheviot Hills and the Northumberland National Park all being close-at-hand. For the commuter the A1 is convenient and the East Coast mainline stations at Alnmouth and Morpeth provide regular direct services to Newcastle, Edinburgh and London King’s Cross.

Directions
Head east off the A1 signposted for Guyzance and Acklington, opposite the Swarland junction. Turn left opposite a farm after just under a mile. At the T junction turn right and turn left after Hazon Cottage. Turn left at the next T junction and immediately right onto the farm track which leads to the Hazon Barn drive.
