Description

Located in the heart of the picturesque West Sussex countryside, Coast & Country by Henry Adams are proud to offer ‘Great Brockhurst Farm’, a remarkable family home that embodies character, space, and versatility. Originally a collection of farm buildings, that in part date back to 1895, this stunning residence was thoughtfully converted by the current owners 30 years ago, resulting in a unique and beautifully crafted property.

A private, shared driveway leads to the grand entrance, where striking double wooden doors open into an awe-inspiring reception hall. With its soaring vaulted ceiling, exposed beams, and exquisite York stone flooring, this space sets the tone for the rest of the home. The main accommodation features five well-appointed bedrooms, four of which benefit from en suite facilities; the remaining bedroom shares a family bathroom with a sixth bedroom/study, complete with kitchen amenities, offering exciting potential for an integral annexe conversion.

The expansive sitting room is a true showpiece, designed to maximize the breathtaking views over the gardens and surrounding land. Floor-to-ceiling glazing floods the space with natural light, while a striking walk-around fireplace adds warmth and charm. Adjoining this space is a formal dining area, seamlessly connected through double doors, with a staircase leading to the current principal suite.

A light-filled family room and adjoining conservatory provide further living space on the ground floor, complementing the well-equipped kitchen, utility room, and cloakroom. From here, there is direct access to the double garage. The property has also been enhanced with the installation of solar panels, which contribute to energy efficiency while generating a small income.

Outside, the beautifully secluded gardens are a true haven, featuring a heated swimming pool that enjoys uninterrupted views across the rolling countryside. A cleverly positioned Ha-Ha replaces a physical boundary, allowing unbroken vistas over the adjacent fields while maintaining a sense of openness and natural beauty. Beyond the manicured lawns, a paddock accommodates stables with two loose boxes, a hay barn, and a tack room, with further paddocks extending the grounds to approximately 4.5 acres—ideal for equestrian pursuits or grazing livestock.

Offering a rare combination of rural serenity and refined living, Great Brockhurst Farm is a truly exceptional home that must be seen to be fully appreciated.

Location
Lurgashall is a charming village in the heart of the South Downs National Park, just below Black Down, Sussex’s highest hill. At its centre lies a picturesque cricket green and it’s also home to the historic Noah’s Ark pub, a former 16th-century brew house and bakery. The village shop, along with nearby amenities in Fernhurst, caters to daily needs, while Midhurst, Petworth, and Haslemere offer a broader range of shopping and dining options. Petworth, just six miles away, is renowned for its 17th-century National Trust-owned Petworth House and its stunning 700-acre deer park—perfect for countryside walks. The town also boasts a selection of antique shops, independent boutiques, and fine eateries.

Despite its rural charm, the area enjoys excellent transport links. Haslemere station provides fast rail services to London Waterloo in around 49 minutes. The region is also home to outstanding schools, including Amesbury, Highfield & Brookham, Seaford College, and Churcher’s College. About Henry Adams, Midhurst

Bepton Court, 2 West Street, Midhurst, GU29 9NF
Industry affiliations:
Why live in Midhurst?

Midhurst lies on the River Rother, just 12 miles north of Chichester, and has the remarkable claim to fame of being the home of British polo thanks to the Cowdray Park Polo Club on the local Cowdray Estate, but there's so much more to this pretty market town. It's centuries old, boasting more than 100 listed buildings with a charming mix of medieval, Georgian, Victorian and Edwardian architecture that sits comfortably alongside more contemporary new homes.

The narrow lanes of Midhurst's old town offer a fantastic variety of places to shop with an abundance of small independent boutiques all housed in ancient buildings. There are plenty of places to dine in and around the town centre, too, with options ranging from up-market restaurants specialising in local produce to high street favourites and charming tearooms where you can enjoy your favourite afternoon treat.

You'll also find plenty to do here - when you're not engaged in polo, fly-fishing or clay pigeon shooting on the Cowdray Estate, you could head over to the Cowdray Golf Club to enjoy some of the most scenic views in West Sussex and get involved with one of the many other clubs and societies that use it as a base. You'll find a local camera club, the Midhurst Players, the Gardening Club and in August you could join in with the ten days of fun at the Midhurst Music, Arts and Dramatic Festival, 'MADhurst'. There's never a dull moment here!

As far as family life goes, we have many well-regarded schools in and around the area, all with strong Ofsted reports and excellent reputations, including Midhurst C of E Primary and Midhurst Rother College, which, between them, cater for pupils from age four to 18.
