Description

Beautifully presented and maintained three bedroom semi-detached house for sale near the popular Francis Road area of Leytonstone. With two reception rooms and a stylish kitchen, this is a comfortable family home benefitting from high quality fixtures and modern decoration with fabulous local amenities on the doorstep.

Set on a quiet street, a small front garden with well-tended hedges leads to the beautifully restored front door and into the large, bright hallway. Warm cappuccino walls pick out the colours in the high quality contemporary patterned carpet, which extends to the first-floor landing. There´s space for a small table, your coats and shoes plus a useful understairs storage cupboard.

Reception one, to the front of the property, features a lovely bay window which provides plenty of natural light, and an attractive fireplace provides a focal point for the room. Decoration is simple white, complementing the light oak flooring which runs into the second reception room and kitchen.

Double sliding doors lead to the second reception, allowing the flexibility to have two separate spaces or to open up both rooms to create a fabulous entertaining space. There´s a modern inset fireplace and a glazed door leading to the rear garden.

The well-appointed galley kitchen has high-quality gloss white cabinets with grey quartz work surfaces, along with integrated white goods and a ceramic hob with oven and with extractor. Another glazed door provides additional access to the garden.

Low maintenance and south-west facing, the garden enjoys both daytime and evening sunshine. An extensive paved terrace is bounded by borders with mature shrubs, and there´s a useful shed for storage.

Now up to the first floor and into the family bathroom, with WC, pedestal basin and bathtub with shower. There´s natural light from a frosted glass window and extensive tiling with a border feature.
Bedroom three is a single room lying at the front of the property. Bedroom two is a good-sized double overlooking the rear garden, with built-in storage and an original fireplace. The main bedroom is a similarly sized double with the added benefit of a bay window looking out to the quiet street below. The bedrooms are all neutrally decorated with modern white walls and fawn carpet.

Located between Leyton village and Leytonstone, the area is blessed with exceptional local amenities including Francis Road – which is well known for its many small independent businesses, including shops, cafes, restaurants and pubs. Local hospitality highlights include the Yardarm, the Northcote Arms and the Marmelo Kitchen, with its popular supper clubs. Leytonstone/Leyton Central Line tube station and Leyton Midland Road Overground stations are both less than a fifteen-minute walk.

This is a perfect location for lovers of outdoor activities too, with some of London’s best green spaces within easy reach, including the Hollow Ponds, Leyton Flats and Wanstead Flats, plus Hackney Marshes and the Walthamstow Wetlands Nature Reserve. Leytonstone Leisure centre, with its gym, swimming pool and fitness classes is a fifteen-minute walk.

What the seller said....
This is a much-loved family house. My family has been living in it since 1959. The garden faces south-west and is a real suntrap. There is only local traffic on Jersey Road so it's very quiet at night. The internal walls of the house were replastered and redecorated in 2018. Amtico vinyl floors, new carpets and a new kitchen and electrical appliances were fitted. These have been used very little as I spend long periods of the year abroad. I am selling because the house is now too large for me and I find it difficult to maintain the garden. What I enjoy about the area is the nearness of beautiful green areas, like Wanstead Flats and Epping Forest, and the many traditional pubs and restaurants in the area. There's a real community spirit in Jersey Road, so people look out for each other. The neighbours are delightful and are old friends. I will miss them'.

Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
