Description
Set in a popular residential area, close to the village centre, bus stop and schools, the property benefits from a double extension to provide balanced accommodation over two levels.
Approached over a gravelled front garden that provides parking and gives access to the garage, the front door opens to a small porch with a cloakroom off. The entrance hall is bright with a window to the side aspect and another on the landing provides natural light over the stairwell. The sitting room to the front of the building is a bright room with a large picture window that floods the room with natural light. There is a feature fireplace, and double doors lead through the study/play area and the adjoining dining space. The adjacent kitchen is fitted with a range of cabinets set above and below the working surfaces. There is a breakfast bar and space for a cooker, dishwasher, and further appliances. Double doors from the kitchen and dining area open to the sunroom, which extends across the rear of the property and provides a good additional reception space.
On the first floor, the landing opens to four good bedrooms. The main bedroom has a modern en-suite fitted with a large shower enclosure, w.c., and hand basin, the second and third bedrooms would both take a double bed if required, and there is also a smaller single room. The family bathroom has a bath, a separate shower enclosure, w.c., and hand basin.
Outside, the rear garden is southerly facing and laid to lawn with a deck adjacent to the house.
Sawston is one of the largest villages to the near south of the city, situated about 3 miles from the city boundary and around 4 miles from the Addenbrooke's campus. It also gives excellent access to the M11 (J10 3 miles).
There are good cycle routes to the mainline railway station at Whittlesford (1.5 miles) and the science parks at Babraham (2 miles) and Abington (3.5 miles).
The village has a fantastic range of local shops including a small supermarket, various restaurants and takeaways, an excellent modern health centre, primary schools and the high achieving Sawston Village College, which has a sports centre, gym and swimming pool that are open to the public.
There is very little need to leave the village for day-to-day living.
