DIRECTIONS

Take the Dartbridge exit off the A38, following signs to Buckfast. At the Dart Bridge roundabout, turn right onto Buckfast Road, continuing onto Higher Mill Lane for 0.2 miles. Turn right towards Scorriton/Holne and follow the road for 0.7 miles onto Hockmoor Hill. After 1.2 miles, slight left signposted Scorriton/Combe. Continue for 0.5 miles, then bear left towards Coombe. After a further 0.5 miles, turn left at the sign post for Lower Combe. Drive through the hamlet for 0.5 miles and turn right onto the accessway — Mulberry Orchard is the middle wooden gate.

SITUATION

Mulberry Orchard is situated in the quaint hamlet of Lower Combe, in the South Hams area of South Devon and within Dartmoor National Park. The hamlet is easily accessible to the nearby towns of Buckfastleigh (2 miles) Ashburton (5 miles) and Totnes (8 miles). 

The A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is approximately 3.2 miles with accessed gained at the Dartbridge junction.

METHOD OF SALE

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller and provide a deposit equivalent to 10% of their offer price as their tender. 

If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £1,500 + VAT as an administration fee in addition to their tender.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitutes an exchange of contracts. 

Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
