The flat is on the lower ground floor of a private Art Deco apartment building with a weekday porter. It's less than 1 minute from Kings Road, but the flat itself is quiet and calm.

LOCATION
Our apartment building is only 50 steps from the clothes and food shops, restaurants, cafes, bars, museums and sights of Kings Road, Chelsea.
The large Kings Road Waitrose is 2 minutes walk from the flat, and M&S and Boots are both about 5 minutes walk.
Our apartment is very quiet because the windows all look out onto a small private patio and a (slightly overgrown!) communal garden. It's a Lower Ground Floor flat, which means it's sort of halfway below street level. That's one reason it's quiet - no noise from the street. In the back, this means the patio is just below the level of the building's main communal gardens, but it gets lots of natural sunlight in the living room, bathroom and patio.
INTERIORS
The kitchen is very large by central London standards, and especially for a flat of this size, with a new induction hob, sleek stainless steel counters, heaps of storage space, large fridge-freezer, dishwasher, microwave, oven, and a washing machine.
It has hardwood floors in the living room and bedroom, and tiled floors in the kitchen, bathroom and entry hall.
There's a two-seater sofa and a comfortable armchair in the living room.
There's a small alcove with a two-person table in the kitchen. You won't be hosting dinner parties here, but it's fine for dinner for two - or as a desk for your laptop.
Everyone comments on how powerful our shower is, and there's always plenty of hot water. The bathroom is newly renovated (awaiting new photos), with completely new tiles, floors, shower, sink, loo, fixtures and fittings.
Warm water underfloor heating is in the living room and bedroom, and radiator heating in the bathroom. Due to very thick walls, the flat has great insulation, which means it tends to stay warm in winter and cool in summer, more so than a typical central London flat.
INTERNET
Superfast Fibre Wifi is available, ideal for working, streaming movies and gaming.
A thermostat in the bedroom helps you keep the flat to the temperature you like.
Wall-hung TV in the living room.
NEARBY
Heaps of pubs, restaurants, etc, including The Coopers Arms pub on Flood Street and the Builders Arms on Britten Street - both less than 5 minutes from the apartment.
Charles Dickens got married at the huge, beautiful St Luke's Church at the end of our street, and the gardens are gorgeous and ideal for picnics, just 1 minute from the flat.
Lots of great coffee shops, clothing shops, cafes and restaurants on Kings Road.

Buses - several bus stops within 2 minutes walk of the flat
South Kensington Tube Station - 8-10 minutes walk
Sloane Square Tube Station - 12-minute walk or 3-minute bus ride

But you will be responsible for all other bills, including council tax, electricity, internet, telephone, and water.
PETS
Cats allowed (max of 2), but NO DOGS (building policy, not ours).
If you try to sneak in a dog, the neighbours will complain, and you'll have to give the dog up. We don't want that to happen to anyone, and it's happened to many other residents in the building, so we can't change this rule.
Well-behaved cats aren't a problem, and they can access a fairly well protected communal garden. However, the garden does open up at one end with a gate that a cat can get through, so it's not a fully enclosed garden.
