Description

The building plot is the former site of Danefield House, a 19th century manor house that was destroyed by fire in the 1980s and left derelict until recently.

The plot comprises approximately 2.55 acres and is broadly rectangular. It is adjacent to Tilmanstone village and is predominantly previously developed land, with the site of the former manor house situated in the northwestern part of the plot.

Large parts of the rest of the site having been used for commercial purposes, including a number of buildings and hard-standing areas, up until the beginning of the 21st century. The remainder of the site comprises grassland.

The site is relatively flat, with the highest point located near the southwestern corner, and from there the land slopes gently downwards in both northerly and easterly directions. There is an existing access point from St Mary’s Grove which previously served Danefield House.

The plot is bounded by trees (including some trees with Tree Preservation Orders attached to them) and hedges predominantly along the western, north-western and southern boundaries of the site, as well as significant planting along the eastern and northern boundaries.

The site is bounded by residential properties fronting onto Dover Road to the north, with agricultural fields beyond this. To the west and south, the site is bounded by open fields, with Tilmanstone village located beyond these fields in these directions, with housing fronting onto Chapel Road and Upper Street.

The attractive village of Tilmanstone lies midway between Sandwich and Dover. The neighbouring villages of Eastry and Eythorne both provide local amenities together with village schools, and the historic town of Sandwich, which lies to the north, offers a wider range of shopping facilities together with further schooling and a mainline railway station.

The Ports of Dover and Folkestone and the Channel Tunnel at Folkestone are easily accessible. Ashford International is about 40 minutes travelling via the M2. The High Speed service to London St Pancras (about 66 minutes) is available from Dover Priory station (8.5 miles), whilst Shepherdswell station (4.2 miles) provides additional mainline services to London and the Kent coast.

Canterbury provides a comprehensive range of shops and an excellent range of schools in the independent and public sectors.
