Description
150 metres from Magdalene College Porter's Lodge - one first floor double room, the Ready Room (£930) and separately, the Bridge (£1,040) on the ground floor, in a circa 1775 grade II listed semi-detached house from 27-Jul-25 and 01-Aug-25 respectively.
For payment 11-12 months in advance, there will be a 6% discount. For payment 10-9, 8, 7 or 6 months in advance a 4%, 3%, 2% or 1% discount.
Improvements since June 2023
• In June 2023 the bathroom floor was, with ceramic tile, two thirds relayed. The climbing roses survived the aphid ridden winter and spring and guide wires were therefore extended at right angles to the yard rear wall between the fence posts leading to the back wall of the house with the aim of turning the yard, in due course, into an arbour for roses and to that end new tenants shall agree not to park bicycles in the yard. As you can see, in June 2024, the roses were triumphant and they are more so now.
• In March and May 2024 the rope banisters were replaced with varnished wooden hand rails (much better!) and an imitation (£1200) Chippendale desk was added to the bridge.
• In July 2024 a new mattress (190cm long, 120 cm wide, 20cm deep) was added to the ready room.
• In August 2024 a new mattress (190cm long, 120 cm wide, 20 cm deep), with a new head boarded bed, for those precise dimensions was added to the bridge
• In March 2025 a new bench and coffee table (£330) were added to the yard and in May 2025 the bathroom tiling was improved.
• In Aug 2025 a new (head-boarded) double bed, 190 cm long, 120 cm wide, (for 20 cm deep mattress) replaced the old bed in the compass platform as will, subsequently, a second imitation Chippendale desk (£1290), scheduled for delivery 28-Sep-25. A new mattress 190 cm long, 120 cm wide, (20 cm deep) replaced the old in the Ready Room on 18-Aug-2025. Minor repairs were made to the upper spiral staircase and wardrobes in July 2025 and on 07-Aug-25 the oven, kitchen and bathroom, ready room and bridge were cleaned and detritus cleared out. On 01-Sep-25 give or take a couple of days part of the Kitchen, part of the Bridge, the main stairwell and Compass Platform will be re-painted.

Rent is paid three months in advance (though there is no deposit) with the first three months due, before moving in, to complete the contract and then recurring payments monthly thereafter (commencing from the start of month two with no payments, therefore, at the back end of the term of the contract).

The property is shared between four tenants when all rooms are taken. The two already taken are so by, a twenty something professional Polish born lady who took the Captain's Cabin on the second floor, and the twenty something University of Cambridge postgraduate lady student of human evolutionary biology who has taken the Compass Platform on the first floor.
In general the rooms are not offered to couples. The exception would be the bridge (the largest room) but there would be a surcharge for couples of £90 per month.
- The Ready Room 2.5 x 3.8 metres (9.5 square metres), for £930 has a carpeted floor with a desk, a built in wardrobe and a three quarters (technically a long small UK double) size (120cm wide, 200cm long) Japanese (by which I simply mean low and without a headboard) style bed.
- The Bridge 3.3 x 3.8 (12.5 square metres), for GBP 1,040 per month is on the ground floor and has its own entrance. It has a cream coloured limestone floor. It benefits from a beautiful imitation Chippendale desk, a built in wardrobe, cupboard and shelves, a fridge (which we intend to replace with a larger fridge freezer) and a small double bed (190 cm x 120 cm) with headboard.

The rent includes all the bills. Were these amortised between a putative four inhabitants and charged separately they would amount to £60 per month (council tax), £50 per month (electricity), £40 per month (gas), £50 per month (internet), £25 per month (water and sewage) so for comparison with equivalent properties where all bills are not included you could allow for £225 per month included.
