Lapford Mill House is a superb G.II listed property, available to rent for the first time. The property is located within the grounds of Lapford Mill and shares a private gated courtyard with Millstream Cottage holiday accommodation and the antique watermill serving visitors on selected evenings (Thur-Sat) and weekends. The house benefits from full access to the extensive managed grounds of Lapford Mill Park which hosts occasional open air events and miniature steam railway is operational most Saturdays during the Summer. The house itself is a real one off, as can be seen from the photo gallery and is a complete alternative to run of the mill, modern properties. The ground floor consists of recently fitted Wren kitchen, utility & WC, character filled dining room and large sitting room with log burner. The main body of the house is loaded with character from 17th century oak panelling, exposed beams and slate floor entrance hallway. The first floor houses the three generous bedrooms, master modern en-suite and a modern family bathroom. The accommodation is serviced by LPG heating. There is no dedicated outside private space but enjoys full access to the four-acre managed grounds and gardens. Parking for one vehicle in the courtyard is available and further parking may be possible by arrangement with the manager of the watermill. Please note as mentioned above the property is located within the grounds of an historic attraction serving visitors Thursdays - Saturdays in the high season from 6pm-11.30pm and through the day at weekends and hosts touring theatre companies and bands on selected dates during the Summer. Further details on Lapford Mill events and opening visitor times are available on the website at Terms; Initial 6 month tenancy with potential to extend.

LAPFORD is a hillside village overlooking the river Yeo. It has a past reaching back to the Iron Age and a grade I listed church that was rebuilt and extended in the 12th century by Sir William De Tracey as penance for his part in the demise of Thomas Becket of Canterbury. There are several options for socialising within walking distance, including the popular Old Malt Scoop village pub, Lapford Mill café and the Lapford Ark. The village has both primary and pre-schools, a large public playing field at the heart of the village and is served by bus and rail on the scenic Tarka Line running between Barnstaple and Exeter. Lapford Mill is located within a 2-minute walk to a well-stocked Spar shop / petrol station and the vast and ancient Eggesford Forest about a mile up the main road is home to the very first trees planted by the Forestry Commission and offers numerous forest walks popular with families, riders and cyclists alike.
