1 bedroom ground floor flat, including furniture, in Thornwood (Near Epping). 2.3miles from Epping underground station, Zone 6 Central Line. Available from late October.
Please note: this is a small one bedroom flat and would only suit a couple or single person. Non smokers only. The property is situated on a busy main road behind a small shop, and there is only parking for one car (behind the property). The building is old, therefore noise can be heard in the living room from the flat directly above, but not in the bedroom, (which is a single story extension at the back of the building.) The flat is not suitable for anyone who likes to play loud music, needs to practice musical instruments, or wishes to throw parties. It is not possible to rent the flat unfurnished.
The whole building is owned by a landlord who lives locally and takes their responsibilities seriously. Due to the location of the building and limited parking, the rent level has been set lower than the market average for the area, we are very open about the benefits and limits of living in the building. We are prompt to respond to the need for repairs or to replace white goods. The property is furnished and includes a new mattress. At present, there is some refurbishment work being undertaken, a new gas central heating system has been installed and a new insulated flat roof. Some painting is due to be completed and EICR checks are due to be done. Therefore, the flat will not be available to rent until late October.
No fees are charged for drafting of leases, credit checks, inventories. And all deposits are placed with the UK Government Deposit Protection Scheme. No subletting is permitted.
Utility bills are in addition to the monthly rent costs.
Council tax band B – approx. £1720 per annum at present
We do not have examples of costs for heating and electricity at present, due to the new central heating system having been fitted only recently.
Full reference, right to rent checks, and income and employment checks will be needed via Open Rent, this will be paid by landlord.
