Description
Architecture and Interior
Although technically this is a house built during the reign of Queen Victoria in 1839, it is through and through Georgian in its proportions and sensibility, with broad windows, equally broad floorboards and lofty ceiling heights. More recently the current owners have carefully restored the Grade II Listed house, with an informed eye carefully balancing the integrity of the original details, proportions and flow of the house while creating a home which has a very elegant contemporary feel with interesting paint colours, high end finishes and an informed attention to detail. Cast iron radiators have been fitted throughout the house along with brass thermostat controls and well selected light fittings and fixtures.
A front door with original fanlight opens to a small inner lobby. Beyond this the hallway leads to a generous open plan kitchen and dining area with views to the street at the front and the sunny private courtyard at the rear. The kitchen impresses in a quiet way with thick oak shelving and Brazilian Verde Bamboo granite worktops. A range style oven with gas hob is surrounded by the sharp styling of mid-century tiles. The kitchen leads to a scullery with plenty of attractive open shelves, cabinet storage, dishwasher and American style fridge freezer. A glazed door leads to the courtyard garden which provides space for entertaining as well as an ideal spot for an outdoor oven. The useful cellar space is also accessed from the scullery, offering good storage space.
The front of the ground floor room is given to a Dining area with an original fireplace and woodburning stove. There is plenty of room for a large dining table and chairs.
On the first floor overlooking the characterful High Street is the elegant salon with gleaming wooden floors and a wood burning stove. At the back of the house on the first floor is a double sized bedroom, currently used as an office with peaceful views over the rooftops of The Old Town from the window. Also on this floor is a bright shower room, separate loo and airing cupboard which houses the large capacity combi boiler.
The second floor is given over to the main bedroom suite. The bedroom is a calm and peaceful space of quiet luxury with a wood burning stove and generous storage. This leads to a dressing room area which in turn leads to the bathroom with freestanding bath and shower.
At the top of the house are a further two double sized bedrooms, one currently used as a second workspace. Both have charming rooftop views and the bedroom at the back of the house has a wonderful view to the sea. There is a significant amount of unfloored loft space which is accessible via a ladder and hatch.
The courtyard garden is light and bright and finished with hardwood decking. The first brick outhouse houses the extra oven, so useful for entertaining and the second houses the wood pile.

Hastings Old Town is both a picturesque and historic shopping area, almost entirely populated by independently owned stores, pubs, cafes and restaurants. There are many celebrated pubs and restaurants throughout The Old Town including The Crown, The Stag, The First In, Last Out.
Transport & Connections

There is a second train line from Hastings which links into Victoria. Trains can also be taken to Ashford International from where there is a high-speed link to St Pancras International. Bus routes run along the seafront linking the house to the town and to Bexhill and Eastbourne in one direction and Rye in the other direction.
