This is probably my favourite place to sit as it is so sunny and light and you can look out over the leafy garden.”

The paddock, which has its own entrance and has been used as the cafe park for the tea room, could also have a range of uses. Anyone wishing to develop something of a small holding could use it for animals or planting, perhaps. It could also be ideal for children or adults seeking additional space for outdoor games, sports and other hobbies. Because it can be accessed separately from the house, new owners could even look into the possibility of whether it might be able to be developed for homes (again, subject to the relevant planning permissions).
