The scheme is called an “exception site” and is specifically designed to provide affordable rental and shared ownership (part purchase) homes for people with a proven housing need and a connection to the village (local connection).
It is a highly desirable group of just 15 properties consisting of one, two and three bedroom detached, semi-detached and terraced bungalows and houses.
The Parish Council are trying to reconfirm the level of housing needs for this scheme and also to collate a list of interested parties who will be contacted as the scheme proceeds. The Parish Council are hoping to achieve planning consent late 2025. Construction will commence early 2026 with the properties available late 2026/early 2027
In order to be eligible to apply for these properties you will need to meet some criteria (subject to change).
1. You must not have household income in excess of £80,000
2. You must not own another property although you could be selling a property in order to move to the scheme
3. You must have a local connection, so have either lived in the village, worked in the village, or have a family member who has lived in the village.

In order to be added to the list of interested parties please contact the office. We will require some basic details (name, address, contact details and local connection) and and have you added to the list. These details will be passed to the Parish Council Clerk who is collating the master list.
Nearer the time you will be required to register with Havebury Housing Partnership and we will provide those details when the need arises.
The mix between the affordable rental and affordable purchase (via shared ownership) have not yet been determined and will be done so nearer the time based on expected needs.
The affordable rental properties will have rents at social housing levels and are designed to allow people with a local connection to Barton Mills to return to the village which they would otherwise not be able to do so. The properties will be built to a high standard by a local contractor and will be to extremely energy efficient. The attached photographs are of similar properties by Havebury Housing using the same contractor.
The shared ownership properties will be offered under the modern rules which allow a much improved process and conditions for buyers. Some of these conditions may vary slightly subject to planning conditions and housing association guidelines.

Barton Mills village facilities include a church, village green, village hall and two local public houses. Many local residents enjoy community clubs and sports teams run by local people. Barton Mills is situated between the A11 dual carriageway and the market town of Mildenhall, which offers a range of shops and services catering for most everyday needs. Larger more diverse facilities can be found at the nearby towns of Bury St Edmunds, Thetford, and Newmarket. Mildenhall lies approximately two miles from the A11 which gives access through to Thetford and Norwich to the north-east, Newmarket, Cambridge, and London to the south and southwest. Brandon to the north via the A1065 and Bury St Edmunds to the south-east via the A1101.
