Description

Attractive 6 bedroom house with Gîte, office, paddock and barn

This property has it all - spacious accommodation, a useful basement, an attractive garden with a stream on the boundary and a paddock with a barn.  There is also a recently renovated 2 bedroom gîte and an office.   Viewing is highly recommended to appreciate this property.

It is within a short, level walk of the village which remains a predominantly rural village, located in the heart of the Haras region (legend has it that the pastures of the Merlerault region are renowned for having the best grass in France). It is the region of the trotter horse and cattle breeding par excellence.  Very well located in terms of road links (10 minutes from the two access points to the A28 LE MANS/ROUEN motorway), the Normandy coast and its beaches can be reached in 1 hour (Caen) or 1 hour 30 minutes (Granville, Mont St Michel) and Paris (Levallois or Montparnasse by train) in 2 hours.

In the village  there are several shops within walking distance of the house, run by young shopkeepers: a bakery, a café-newsagent-betting shop, a florist, a bank, a grocery store with a fresh produce section, a wine bar, and several industrial and commercial businesses (agricultural machinery dealers, fuel oil merchants, horse feed wholesalers).  To accommodate families, the village also has two schools (public and private) ranging from nursery to primary level, and a school bus service for nearby secondary schools (15 minutes' journey to Sées). A large children's playground was also built last year.  There are many sports clubs (football, tennis, table tennis, weight training, Pilates) and the necessary facilities (football stadium, indoor and outdoor tennis courts), a small library and access to hiking trails from the village.
For healthcare, there is a private nursing practice, a health centre with a physiotherapist and a dentist (opening soon).
