You can have the peace of mind that we follow a strict code of conduct within the industry. Our Lettings and Management centre is fully staffed with an ARLA qualified team with an abundance of first-hand knowledge and experience.

They are capable of dealing with modest and large property portfolios along with all the trials and tribulations of the Lettings Industry from referencing and pre-tenancy through to compliance and rent management.

There really isn't anything that we cannot deal with.

Our Management centre is open 7 days a week 9am-6pm with real people and not a messenger service.

In the event that an 'out of hours' situation occurs we also provide an online portal which enables both Tenants and Landlords to communicate with their Property Manager including the ability to report maintenance issues, give notice, pay fees and rent online, view our newsletters (which are sent to each party once a month). The newsletters are individually geared to a Tenant and a Landlord's requirements - in addition the Landlord will receive a copy of the Tenant's newsletter to ensure they are aware of the advice and articles provided and view any Landlord pertinent content.

We accompany all viewings to the properties that we offer for sale. Any prospective buyers for your property will get that personal touch and relationship that is seldom found from traditional agents.

Presentation

All of our properties are featured in their best light. As part of the Shaun Mellor property package you have professionally taken photographs and floor plans as a must. Our in house design team create bespoke quality brochures.

Local knowledge

We pride ourselves on our face to face approach and quality of service. We live and work in the area. Local knowledge is something you cannot put a price on and it's free at Shaun Mellor Property.

Competitive fees

We offer a number of different solutions to tenant referencing and fees may vary from £60 to £120 including VAT per applicant. In some cases, fees may not apply.

A zero deposit option may also be available on selected properties subject to terms and conditions.
