This 20ft x 40ft Sunseeker Sensation (2024) comes fully furnished with 3 bedrooms including a master bedroom with dressing area and en suite shower room. There are two further twin bedrooms and further shower room. 

The living area is spacious and open plan with a full kitchen including oven and hob, integrated fridge/freezer, dishwasher and washing machine with an island separating the living space.

The living space has a contemporary feel with decorative fireplace in the sitting area with sofas plus French doors giving access to the private deck. The dining area has large windows allowing lots of natural light. The lodge comes complete with LPG central heating and double glazing throughout making it ideal for the colder months.

Externally there is a private enclosed wrap around deck and a hot tub. The holiday park is open to owners 12 months a year and is set in 20 acres of grounds with heated swimming pool in the summer months, children's play area, dog walk and owners lounge with events held during the year.

Positioned close to Dartmoor National Park, this is an excellent location for exploring the hidden delights this picturesque area has to offer, from rolling countryside to a wealth of picture-postcard villages, with quaint shops and traditional pubs awaiting discovery. For those keen for a little more adventure, the historic castle of Okehampton in Devon, the closest town with railway station and the vibrant modern city of Exeter, are just a short drive away. Beaches are within just over an hours drive on the North Cornwall Coast.

Licence

The lodge comes with the remainder of a 20 year licence agreement until 22nd July 2044. The lodge can be used 12 months of year for holiday use only and cannot be used as your main residence.

The holiday home comes with the remainder of a 15 year licence until 2036. Buyers will need to complete paperwork with the resort, go through the terms and conditions and provide proof of address for their main residence. You will also be able to discuss any questions that you have about the resort.  You are able to use the holiday home 12 months a year. If you decide to sell the holiday home in the future then 15% of the sale price plus VAT is payable to the park.

COSTS

The annual pitch fee for this holiday home is currently £6,800. The property operates on metered electricity and LPG bottled gas. Electric meters are read in October each year and invoiced in November each year. Additionally, there is a fixed charge for water usage and non-domestic rates currently £339.10.
