Description

Two properties in one! A rather unique opportunity to acquire Fiddlers Green which is a spacious 2 bedroom cottage and a separate self-contained one bedroom detached annex. The charming character 2 bedroom end of terrace cottage, believed to be built around 300 years ago sits on Lake Road, with the annex, built around 30 years ago, situated at the back of the plot and approached via a side lane. Both properties are ideal as a home and income, Air BnB or a property for multigenerational living. The delightful cottage combines elegance with charm and has been sympathetically restored with a generous lounge/dining room, separate kitchen, sunlounge, a ground floor wet room and on the first floor are 2 bedrooms with a bathroom. Features include a brick entrance porch, exposed brick work, rustic stone flooring, exposed beams, quaint cottage style windows and a double faced wood burner. This ‘show home’ presented separate annex is just fabulous! The current owners have totally restored it and have loved living there. Offering a stunning main reception room, separate kitchen and wet room on the ground floor, a fabulous galleried landing leading to a bedroom and dressing area on the first floor. Internally is rustic brick flooring, panelled walls, beams and a fabulous central sky lantern, with a private entrance and covered parking bay right outside.

Local shops are within a few hundred yards as is a local pub! There are various Marinas nearby including Lake Yard with its bar and restaurant and the popular Cobbs Quay. Other areas of natural interest include Lake Pier, Lytchett Bay, Arne and Brownsea Island. Hamworthy also has a wonderful Nature Reserve, Ham Hill at Rockley Sands, a rail station and is close to the popular Upton Country Park. A further attraction is the slipway at the end of Lake Road, the only free slipway in the area!

About Hearnes Estate Agents, Poole

18-20 Parkstone Road, Poole, BH15 2PG

Who Are We?

Hearnes Estate Agents was set up in 1996 by Lyndon Le Boutillier and Lynda Hearne. Lyndon had been working in Estate Agency since 1982 and Lynda had been working in a customer service industry. They decided to open their own office in Bournemouth Town Centre after researching the local market. As committed Christians they believe their clients deserve a standard of service which was both ethical and effective. "We always endeavour to understand our clients' real needs and fulfil them in a way they have every right to expect. We expect them to judge us on how well we achieve these aims."

The business grew quickly and they married in 1998 and opened their second office in Ferndown shortly after. This was followed by an office in Ringwood. In 2006, just before the birth of their fourth child, Lyndon had a skiing accident which meant an 18 months' recovery. The Bournemouth Office was sold to a leading international estate agent during this time.

Sally Gravener and Anthony Holtom then bought into the company in 2010 as Shareholders and Directors, running the Ringwood Branch. They brought with them a huge wealth of experience and local knowledge. In 2013 we moved back into Bournemouth town centre and the original Hearnes site was re-opened by Sally.

Alan Gosgrove in Wimborne was then incorporated by Hearnes, who rebranded it in 2014 with Mark Stylianou joining as a Shareholder and Director.

All the directors of Hearnes believe in giving excellent customer service and being the best they can be. From the start, they set out to change people's perceptions of estate agency; to prove that friendliness and professionalism can go hand in hand; to be open and straightforward and always be ready to help; to be responsive and accountable and live up to every promise they make.
