Description
Tucked away within a quiet cul-de-sac on the well-regarded ‘The Firs’ development, this modern three-bedroom semi-detached home offers a comfortable and well-balanced layout, a private south-west facing garden, and the convenience of being within easy reach of the centre of Uppingham.
Built in 2004 and extending to approximately 807 sq ft, the property provides practical, low-maintenance living that is particularly well suited to first-time buyers, downsizers or investors seeking a home in one of Rutland’s most desirable market towns. With its quiet position and attractive garden, the property offers a setting that feels peaceful while remaining well connected to the town’s amenities.
The accommodation begins with a welcoming entrance hall, creating a pleasant sense of arrival and providing access to a useful ground-floor cloakroom. From here, the home opens into the main living space — a bright and versatile lounge/dining room that forms the heart of the property. This generous room comfortably accommodates both a seating area and a dining table, making it ideal for everyday living as well as entertaining friends or family. French doors open directly onto the rear garden, allowing natural light to fill the space and creating a seamless connection between indoor and outdoor living during the warmer months.
The kitchen is positioned to the rear of the property and is fitted with a range of base and wall units with roll-top work surfaces and tiled splashbacks. An integrated oven and gas hob are already in place, with additional space provided for further appliances including a fridge-freezer and dishwasher. A rear door leads directly out to the garden, offering convenient access when entertaining outdoors or returning home with shopping.
The first floor provides three well-proportioned bedrooms and a family bathroom. The principal bedroom enjoys a pleasant outlook over the rear garden and benefits from fitted wardrobes, providing useful built-in storage. A second double bedroom also overlooks the garden, while the third bedroom offers flexibility as a nursery, home office or guest room. The bathroom is fitted with a white suite including a panelled bath with shower above, wash basin and WC.
Outside, the property truly comes into its own with a private south-west facing rear garden extending to approximately 60 m². The garden has been thoughtfully established and planted to create an attractive and colourful environment throughout the seasons, with a variety of plants and shrubs providing interest, texture and privacy. A paved patio sits directly behind the house, offering an ideal space for outdoor dining or enjoying the afternoon and evening sun, while the remainder of the garden is laid mainly to lawn with planted borders. Gated side access adds everyday practicality and is particularly useful for garden maintenance or bicycle storage.
To the rear of the property is a courtyard parking area, where the home benefits from two allocated parking spaces, providing convenient off-road parking close to the property.
The location offers an appealing balance of quiet residential living with easy access to the vibrant centre of Uppingham, which can be reached in around 15 minutes on foot or just a short 3-minute drive. The town is widely regarded as one of Rutland’s most attractive market towns, offering a superb selection of independent shops, cafés, restaurants and everyday amenities, alongside a range of sporting and cultural activities. The presence of Uppingham School adds to the town’s distinctive character and brings a variety of concerts, exhibitions and events throughout the year.
Surrounded by beautiful countryside and with Rutland Water nearby, the area offers excellent opportunities for walking, cycling and outdoor recreation, while good road links connect the town to centres such as Leicester, Stamford, Oakham and Peterborough.
Offered to the market with no onward chain, this well-positioned home represents an excellent opportunity to purchase a modern property in a sought-after location, combining a peaceful setting with the convenience of town living.
A Word From The Owner
“This is such a brilliant home; it's always been really easy living and whilst it's just a 10 minute walk to the High Street, as soon as you turn onto the road and get through the arch it's peaceful and quiet and totally your own. The parking spaces, especially in Uppingham, are at a premium, so to have two off road is great. The garden is in the sun all day, and we have had many BBQs and gatherings, with the double doors open to the living room it's a perfect space for hosting. Uppingham is a beautiful town, one of those Market Towns which is still full of independent businesses and old charm. We've lived on Siskin Road for over a decade and couldn't recommend it more. “
