Description

Period four-bedroom house for sale in Leytonstone, with spacious accommodation including multiple living spaces, a ground-floor wet room and a first-floor bathroom. Located in a quiet, sought-after residential area, this property puts you on the doorstep of exceptional amenities and public transport links.

The façade of this attractive Edwardian home has retained its original character with a double-height bay window and mouldings. A small front garden leads to a covered porch with period floor and wall tiles and an original part-glazed front door. The generous hallway is decorated in soft cream with an attractive modern carpet that extends up to the first floor.

The first reception is a good size and benefits from the grand bay window, finished with light grey walls and soft fawn carpet. Down the hallway, the second reception offers a flexible living space and looks out towards the rear. At the end of the hallway, the cosy third reception features another bay window and flows through straight into the kitchen with no dividing wall, providing a fabulous open-plan family space.

The stylish, contemporary kitchen has a good range of gloss-white cabinets and drawers, with dark granite worktops and matching backsplashes. A handy built-in bottle opener has been fitted beneath one cabinet, and a magnetic strip has been placed above one of the work surfaces to keep your kitchen knives and small metal utensils easily within reach. There’s an integrated oven with a gas hob and an extractor, along with space for an American-style fridge freezer. A large window looks out to the rear garden, and a side door leads to the side extension, which is configured as a utility room with space for a washing machine, a tumble dryer, and storage.

Accessed from the utility room, the downstairs wet room is fully tiled and includes a WC, a pedestal basin, and a shower, offering a useful extra facility for a busy family. The utility room also opens onto the secure paved garden, which is low-maintenance and ideal for relaxing, playing, and entertaining in the warmer months.

To the first floor, a large landing provides access to the four bedrooms and family bathroom. The fully tiled bathroom has a three-piece suite comprising a WC, a pedestal basin, and a P-shaped bath with a glazed screen and a shower above. The space is finished with a mirrored cabinet and a heated towel rail.

Bedroom four is a small single room that would make a perfect home office or nursery. Bedroom three is a small double room with a bay window, making the room feel bright and airy. Bedroom two is a good-sized double room looking out to the rear garden and includes useful built-in storage.

The spacious main bedroom lies at the front of the property and spans the entire width, creating a generous bedroom with room for a comfy double bed, wardrobes, and additional furniture. There are two windows, including another bay window, providing an ideal spot for a dressing table or a relaxing reading nook.

Leytonstone is a lively community blessed with outstanding amenities, including independent shops and services on Leytonstone High Road, as well as nearby supermarkets and retail parks. There are many great hospitality businesses, such as the Leytonstone Tavern, Coffee Garden, Titanic Kitchen & Lounge, and the local favourite, the Noted Eel & Pie House. The area is also well served by public transport, with Leytonstone and Leyton Central Line stations close by, and Leytonstone High Road overground station just a five-minute walk away. The property is also perfectly situated for access to a choice of great schools, including the Mayville Primary School, just around the corner.

Leytonstone Leisure Centre, with its gym, swimming pool and fitness classes, is just two minutes away, and some of London’s best green spaces are also within easy reach, including Wanstead Flats, Hollow Ponds and the Queen Elizabeth Olympic Park.

Sellers comments
After 25 years, we are selling our family home in a quiet, friendly and diverse area of Leytonstone, as our kids have now left home and we have decided to move out of London to open a narrowboat training centre. The property is 5 mins on foot from main bus routes, Overground, shops, a gym, swimming, soft play facilities, and play parks; 10 mins to Wanstead Flats or Langthorne Park for dog walking, jogging, etc.; 15 mins to Central Line. Local restaurants and pubs include the excellent Leytonstone Spice, Red Lion and North Star, and the MattCup Roastery is a lovely coffee spot.
We have installed a downstairs wet room with pet care and mobility issues in mind (although the property overall is not ideal for a wheelchair). We have recently decorated and recarpeted the high traffic areas (upstairs and downstairs halls, two bedrooms and one of the receptions) and carried out minor decorative repairs to the other receptions; however, any buyer may wish to redecorate the remaining two bedrooms and bathroom.

About Trading Places, Leytonstone

Live-in local estate agents in Leytonstone

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
