Description

A charming property ideally located in the heart of the town, just a short walk from shops and local amenities. Comprehensively renovated in 2000, this deceptively spacious home offers excellent accommodation, blending retained character and charm with modern insulation and updated fittings.
Beautifully presented throughout, the cottage makes an ideal family home or a perfect `home from home.` The current owners have continued to enhance the property, with recent improvements including a refitted kitchen and bathroom, replacement windows, a new boiler, and full redecoration.
The accommodation is arranged over three floors and comprises three bedrooms. The principal bedroom, located on the top floor, is particularly impressive, featuring generous proportions and a vaulted ceiling. The property also benefits from an attractive shower room with a distinctive oval window.
On the ground floor, there is a well-proportioned living/dining room, an inner hall with a side door providing access to the garden and a passageway to the street, and a modern fitted kitchen complete with a stable door leading to the garden.
To the rear, the property boasts a delightful cottage-style garden, complemented by a substantial summer house at the far end ideal for relaxation or entertaining.
Further benefits include double glazing throughout, including replacement front and rear doors, as well as gas central heating.

LOCALITY
Colyton is a pretty and historic town with a village feel with a range of local facilities including health centre, library, butcher`s, convenience stores, fish and chip shop, pubs, tea rooms, a garden centre and a variety of small shops and services. The beautiful Norman Church is the centre point of the town, which is most famous for the 1685 Monmouth Rebellion. On the edge of the town is the Seaton tramway station which operates services throughout the summer along the Axe Estuary, linking Colyton and Seaton, which is very popular with tourists. The nearby Colyton Grammar School is another draw for the area as the school consistently appears in the top 10 Grammar Schools in the country. The Jurassic Coast and pretty harbour at Axmouth is just 2 miles away, with the seaside resort of Lyme Regis to the east, just 7 miles and Sidmouth to the west just under 11 miles.

FURTHER INFORMATION
The property was comprehensively renovated and re-arranged in the year 2000 to create the layout seen today. The current owners bought the property in 2004 and have kept it well maintained with many recent improvements, including fitting a new kitchen in 2022, with integrated electric oven, gas hob and dishwasher. New front and back doors were installed the same year. A hallway joins the kitchen and living spaces, which is an ideal area with flagstone floor for coats and shoes, the side door providing separate access to the street. Upstairs, on the landing the beautiful wide floor boards make a striking sight. The Ideal gas boiler (installed May 24) is sited in a cupboard on this floor, providing good space for airing. The lovely shower room features an unusual oval window and has been fitted with a large shower/wet area with louvre doors. The large top floor bedroom with its vaulted ceiling is a delightful space offering plenty of room for a desk/sofa etc making it almost a bedsitting room. There are pleasant views over the rooftops towards the nearby hills.

OUTSIDE
From the street, the front door opens into the dining/sitting room. There is a second door from the street leading into a passageway which provides rear access to the house, ideal for bringing messy items into the garden. N.B. The neighbour has a right of way over the passageway.
The garden mainly lies to the other side of the house and is a pretty little haven in the midst of the town. The private, secluded garden offers various areas with lawn, paved seating area, gravelled seating area and the summer house at the far end. There is a lovely apple tree adjacent to the patio and a further small garden store at the back of the house along with an outside tap.
