Description

Charming detached cottage set in a peaceful position, enjoying a delightful outlook across neighbouring fields. A driveway provides ample off-road parking and leads to a detached garage.

The generous garden slopes gently away from the house, offering an abundance of space for growing produce, outdoor relaxation, and family play. The plot itself is slightly elevated above the quiet lanes that border it on three sides, with natural banks and mature, well-maintained hedging creating a high degree of privacy.
The property is well cared for, though it would benefit from some modernisation. With its appealing pink-painted frontage, central porch, and dormer windows set into the roof, it perfectly captures the charm of a traditional country cottage.

Inside, the accommodation is warm and inviting. A spacious front room spans the full width of the house, featuring a wood-burning stove at one end. Two shallow steps lead up to a lobby area, which provides access to a utility room with WC and a galley-style kitchen. At the heart of the kitchen is a characterful Rayburn range cooker, which also serves as the boiler for the central heating and hot water.
Stairs rise from the lobby to the first floor, where there are two double bedrooms and a family bathroom. These rooms enjoy a wonderful rural outlook and a glimpse of the Cannington viaduct.

Outside, the level parking area has a gated entrance and leads to the detached garage, which could offer an opportunity for enlarging the accommodation, subject to consents. There is oil fired central heating and double glazing throughout the house.
A characterful home with wonderful potential, set in an idyllic rural setting.

LOCATION
Uplyme village has a great deal to offer including a local pub, busy village hall, petrol station, with shop and post office, playing field, tennis court, cricket and football clubs and two local schools of excellent repute; namely Mrs Ethelston`s Primary and the Woodroffe Secondary school.

The seaside resort of Lyme Regis, famed for its historic connections and the Cobb Harbour remains popular with visitors. The town retains much of its original charm and a good variety of shops restaurants and places of interest to visit. There are many events throughout the year including a good range of live music and for those who would rather be on the sea, there are sailing and gig rowing clubs. This expanse of coast line has been designated a World Heritage Site and is affectionately known as the Jurassic coast. Bus services run regularly between the local towns of Bridport and Axminster, where the station runs a mainline service to London Waterloo and Exeter. The property is very well placed for proximity to the highly regarded Woodroffe Secondary School, which has been described by Ofsted as `outstanding`, with many house hunters seeking an address within the catchment area. Alternatively, the Colyton Grammar School, which is constantly ranked as one of the best in the country is approximately 8 miles to the west.

ADDITIONAL INFORMATION
The cottage has been in the same ownership since the 1950`s. Shortly after moving in, the garage was erected and we understand this was constructed with sufficient foundations to take a first floor (we recommend a potential buyer carry out their own investigations). Water and electricity are connected to the garage. The property is on private drainage (septic tank) which may need to be replaced under the new General Binding Rules, however, there may be an option to connect to the mains sewer as we understand this can be found in the road adjacent to the property. The wood burner in the sitting room is in regular use and is serviced annually as is the Rayburn.
The kitchen has a built-in electric oven and hob.
Appliances available to purchase are: Bosch Washing machine and Hotpoint Tumble Dryer, Beko Fridge/Freezer. The TV in Bedroom 1 is also available to purchase.
