Description

Having undergone significant improvements and changes by the current owners, this home is now well worthy of praise in its own right, not to mention that it absolutely fills that idyllic house-buying criteria ….. LOCATION!
Brookmead Way is within a few minutes stroll of Langstone Harbour, a biological Site of Special Scientific Interest, with its coastal nature reserve, Langstone Sailing Club and two popular waterside pubs/eateries The Ship Inn & The Royal Oak. Being located so near the coastline there is an abundance of activities for family members to take part in. Some may opt however for a leisurely stroll along the coastal footpath and a sit down by the waters edge …. equally enjoyable! Locally, there are clubs for just about every outdoor hobby you can think of; sailing, surfing, kayaking, hiking, cycling, horse-riding and tennis ….. to name but a few! A little further afield are the cities of Portsmouth and Chichester, and Goodwood with its world-renowned sporting events set within the rolling countryside of the beautiful South Downs National Park.
Leisure time aside, there is often the need for commuting, which is relatively easy as the mainline station at Havant is less than one mile away and offers connections to London in about 1hr 15mins. Also ideal for a shopping trip or a Westend show. Major road links north to London and along the south coast to Southampton Airport and the Channel Ferry Terminals are mere minutes away.

The sitting room is west-facing with a good view over the front approach. A second reception room, also front-facing and currently used as a home office, would work equally as well as a family room.
The central hub of most family homes is usually around the kitchen area, however there is not always enough space for congregation! Not so here. This part of the house has been given a great deal of thought prior to its creation. There is now ample room for family and friends to relax near-by without imposing on the cooking area. A new spacious dining area has bi-fold doors allowing the enjoyment of the outdoors whilst sheltering from the suns rays or a bit of a shower.
The main part of the kitchen is fully fitted with light coloured units under wooden worktops. There is a breakfast bar with drinks fridge and a central island with further storage. Modern appliances include a Rangemaster gas cooker. The design features very few wall units which, in addition to two large windows and further natural light flowing in from the open dining area, has created a light, bright and very functional 'central hub' to this family home. Adjacent is a good-sized utility room with lots of further storage and plenty room for further appliances. With direct access from the garden it is the ideal spot for dis-robing after a spell of surfing or kyaking or for drying-off the dog after a wild splash-about down at the water!
On the upper floor there are five bedrooms, two having ensuite facilities whilst bedrooms three, four and five share the family shower room. All the bathrooms are modern, neutral in décor, fully tiled and have heated towel rails.
The garden is fully enclosed with a good degree of privacy. There are two large patios, one adjoining the house and accessed from the dining area, and another adjoining the detached weatherboarded garden studio. An Astroturf lawn ensures easy maintenance.
The garden studio has two large rooms and offers flexibility of use; a space for entertaining friends and family, a home gym, games room, cinema room or kids' playroom and still have space for a dedicated home-office, if required.
