Description

A charming former mill, once part of the historic Cricket St Thomas estate, set within approximately 1.6 acres of its own picturesque grounds, complete with a gently winding stream flowing through the garden. Tucked away in a peaceful and secluded position set back from the road, the property enjoys a tranquil setting while remaining less than a mile from the sought-after South Somerset village of Winsham, which offers a community-run shop, primary school, and traditional pub.

Purchased by the current owners in 2008, the property has since been thoughtfully and lovingly restored, enhanced, and extended to create the warm and inviting home seen today. The improvements have been carried out with great sensitivity to the building`s character, including the exposure of beautiful stone elevations, the installation of hardwood double glazing and central heating (with under floor heating throughout the ground floor), and the addition of an impressive oak and glass garden room, perfectly positioned to take in the delightful views over the grounds.

A true haven for wildlife, the secluded setting provides a wonderful opportunity to observe a wide variety of birds and animals, while the generous grounds also offer ample space for growing fruit and vegetables.

The main house features three comfortable bedrooms and two bathrooms. The ground floor comprises a charming country kitchen, a boiler/utility room, a cloakroom, and a spacious living/dining room, cleverly divided by the staircase into two distinct areas, alongside the striking garden room.

Set within the grounds, an insulated garden office/studio is equipped with power, lighting, and internet, ideal for home working or creative pursuits. In addition, a substantial garden lodge provides excellent guest or letting accommodation, including a bedroom, shower room, and living area.

Further enhancing the property`s appeal, a substantial stone barn at the entrance has planning permission for conversion into a holiday let or annexe, with works already commenced to secure the consent.

The property is approached via a gated entrance, offering ample parking and turning space. A pathway leads to the house, crossing the stream via a charming bridge. Beyond, the home sits within a small clearing surrounded by fields and woodland, with a variety of paths weaving through the grounds and creating numerous areas to explore and enjoy.

LOCALITY
Winsham is a small village in South Somerset close to the Dorset border surrounded by beautiful countryside with plenty of walks all around. The village has a shop and post office which is run by the community along with a pub, primary school, Church, village hall and community centre. The village has a thriving community with plenty of clubs and activities on offer. See Winsham.org.uk for more village news.
The nearest town is Chard at 4.5 miles with Crewkerne being 6.4 miles, from where there are London train services to Waterloo. Both towns offer a range of shops, leisure centres and doctors surgeries. The Chard/Taunton bus service stops at Winsham. Chalkway Mill lies within a mile north of the village centre.
Cricket St. Thomas Golf Club is quite near by located on the A30, about 2.5 miles to the north and Forde Abbey House and Gardens is around the same distance in the opposite direction. For those looking for equestrian facilities, the nearest livery yard is within half a mile with plenty of off-road hacking available and Chard Equestrian Centre is less than 2.5 miles away.

FURTHER INFORMATION
As mentioned above, the current owners have carried out an extensive programme of renovation and improvements during their ownership. In 2008, the property experienced some water ingress from flooding but no further issues have been experienced since then. The utility room houses the pressurised hot water cylinder which serves the main house, along with a Grant oil fired boiler for the central heating and plumbing for a washing machine.
The country kitchen was hand-made by local joiner G.L. Joinery in Chard and features a large corner pantry cupboard, pan drawers, integrated dish washer, Granite work surfaces, a double Butler sink and included in the sale is a large Belling dual fuel range cooker with 6 burners and two full size ovens and separate grill.
There are two multi-fuel stoves, one in the living/dining room and a compact enamelled stove in the oak garden room.
The loft has been extensively insulated.

GARDEN OFFICE
Following the stream, away from the house along the lawn is an insulated timber building, fitted with light, power and internet. An ideal space for quiet working from home or as an art studio. This is a wonderful spot for watching the local wildlife, of which there is plenty.

GARDEN LODGE
The lodge has it`s own hot water cylinder with immersion switch, enabling guests to be independent from the main house. With a generous living space, shower room and separate bedroom, the Lodge provides an ideal guest suite or holiday let whilst doubling up as a hobby or exercise space.

BARN
Planning permission was granted to convert the barn to ancillary accommodation and work has begun, securing the permission indefinitely. The barn roof was re-placed in 2014 but further work is required to convert the barn to accommodation. The barn is sited close to the entrance gate and secluded from the main house.

GARDEN AND GROUNDS
The garden and grounds are extensive with many level areas for recreation as well as plenty of space for growing fruit and vegetables with a polytunnel and several blackcurrant, redcurrant and gooseberry bushes alongside. A gated entrance leads to two parking areas providing ample space for several vehicles. A path leads towards the house taking in the pretty bridge across the stream to the main house. The land surrounds the house on all sides with a rise in level at the back. All around the ground are fields and woodlands, some farmed and some left to nature, all of which is a haven for wildlife. Frequent visitors are the local deer, pheasants, badgers, foxes and a huge variety of birds, including Kingfishers and Otters have been seen in the stream. The property is quite sheltered and very peaceful, extending to around 1.6 acres in all.
