We have lived in this property since October 2020 and were the first people to purchase and live in it. The flat offers three double bedrooms and two bathrooms, including one en suite shower room and a main bathroom with a bath. It features a spacious open plan kitchen and living area, which opens out onto a large balcony via full width glass doors. The balcony is very generous in size and can comfortably accommodate around 12–13 people. We also have a very efficient electric combi boiler for hot water and heating.

We've never done any work to the flat however, the only thing that a new buyer would like to do might be repainting the walls. The building itself consists of just nine flats, and we are a close knit community.

Most residents, like us, bought their flats in 2020 and have lived here since. Nearly all the other flats have pets (dogs and cats), and there are also two families with young children, creating a friendly and welcoming environment.

In terms of location, the property is directly opposite Leyton Overground Station and sits in front of the well known arches, where many new venues have opened recently, including bakeries, gelateria, pubs, wine bars, and cocktail bars, as well as the very popular Smokehouse. During the summer there is a the 2 week Leyton music and food festival which is organised by the residencies at the Arches. Leytonstone Station is approximately a 15 minute walk away, Walthamstow stations are around 22 minutes away on foot, and Leyton Underground Station is roughly an 18 minute walk.

For shopping, there is a wide choice of supermarkets nearby, including Tesco, Sainsbury’s, Lidl, and Aldi. Francis Road is also less than a 10 minute walk away and offers a range of organic, independent, and community focused shops.

In terms of green spaces, Abbotts Park—very family friendly—is located directly opposite near the BP garage. A short walk further takes you to Leyton Flats, and even Wanstead Flats is only around a 30 minute walk away. One of the best things about this location is the great running routes you are close to and funnily enough the Perky Blenders coffee shop opposite the house is where the Saturday and Sunday morning run club meet up takes place. Other useful information, next door to us is a Vet and Whipps Cross Hospital is located less than a 15 minute walk.
