Description

Beautifully presented four bedroom house for sale in Leytonstone, close to Francis Road and Leytonstone Underground. From the immaculate aesthetics to the spacious rooms and gorgeous garden office, this property represents an incredible opportunity for a forever family home.

With its tiled front yard, smart façade and cheery red door with glazed surround, this property starts as it means to go on. The bright hallway in modern grey and white has a vintage radiator with wooden shelf above, complementing the engineered wooden flooring that runs throughout the ground floor. A door under the stairs leads down to a useful storage cellar.

The welcoming reception features a large square bay window with folding shutters, keeping the space nice and light. A log burning stove with tiled hearth to protect the flooring sits within the chimney breast, with the recesses either side fitted with purpose-built storage cupboards and shelving. Dusky blue paintwork with white ceiling and coving completes this grand space.

In the extended dining and kitchen area, you’ll find a feast of furnishings and fixtures for your dining delights. On entering, you’ll note the eye-catching original fireplace with storage and shelving to the alcoves, and plenty of space for a family-sized table. Tucked away in the corner is a useful cloakroom with sink, WC and stunning tiled floor. Next to this, a clever sliding door has been employed to provide accessible, tidy storage for your washer and dryer.

A large squared archway creates a small sense of separation between the zones, but the full extended space is really quite dramatic! As it opens into the kitchen area, you’ll find plenty of handleless base and wall cabinets in fresh white, a large kitchen island with inset sink and breakfast bar, plus fitted double oven, microwave, hob and extractor. A mosaic-tiled splashback shines as a feature against the white worktops, and an exposed brick wall, large skylight and tall vintage radiators add further charm. Finally, we come to the full width bifold doors, bringing plenty of light, and the outdoors, in.

Stepping into the garden, high modern fences and established hedges offer privacy, and large contemporary paving stones provides two patio areas joined by a path with lawn between. At the farthest patio area, you’ll find another fabulous benefit to this home: a gorgeous garden office with air conditioning, workspace and mounted tool store.

Heading inside and up the stairs, the plush silver-grey carpet extends throughout the first floor – except for the bathroom with its traditional black and white floor tiles. The rest of this room follows a similar theme, with a white three-piece suite of WC, sink with storage drawers below, and a roll top bath with shower above and black-framed glazed screen. The walls are fully covered in white subway tiles laid in a diagonal pattern with black grouting, and a small inset storage shelf has been built into the wall, hiding the cistern and providing a useful extended window ledge. Feature black light fittings finish the cool décor.

The two larger bedrooms on this floor have both retained their original fireplaces, acting as a focal point. The front room has storage and shelving built into one recess, and the large window looks out over the sunny street. The rear facing bedroom has the recesses clear for furniture aside from some useful shelving at a higher level, and two windows overlooking the garden make for another bright room. With generous footprints and neutral decor, there’s plenty of versatility to furnish to your specifications.

The final bedroom on this floor lays to the rear of the property and would make an ideal nursery, kid’s room, guest room or hobby space.

Up the second flight of stairs, you arrive in the impressive loft conversion. A masterpiece of design, this cleverly zoned space offers a good-sized bedroom, a separate clothes storage and dressing area and a modern bathroom with WC, sink and shower cubicle, with the high-quality finishes creating the feel of a boutique hotel. Expansive windows and skylights bathe this space in natural light and there’s also plenty of eaves storage available. A wonderful adult hideaway or teenage haven.

Many other amenities can be found in the area, including supermarkets, retail parks and good schools, and transport links are provided by Leytonstone Central Line tube station and Leyton Midland Road Overground station, both approximately 10 minutes walk away. There are also excellent bus services, and Stratford International railway station is also close by.

What the seller has to say.
We have lived at the house for 5 happy years and enjoyed many a sunny summer BBQ with the bi-fold doors fully open to the garden, or cosy film nights by the fire in winter. The neighbours on both sides are really friendly and will be missed. The house is really spacious and has served us well over the years, with lots of natural light ideal for gatherings and dinner parties.

We have loved seeing how much the local area has evolved in our time here, local gems like the Heathcote pub with it's massive garden and cosy yoga sessions, to the Filly Brook restaurant and Unity Cafe among our favourites just minutes away. The ever trendy Francis Road is also just a short walk away, with its family-friendly events, markets and independent stores.

We have loved how close the house is to the vast greens spaces of Wanstead Flats, Hollow Ponds, and Epping Forest, as well as Olympic Park and Lea Valley not too far away. When we first moved in we renovated the basement to make it a large and super useful storage space. The garden is well maintained and there is ample on-street parking.
