Description
The front door opens into a welcoming hallway which leads through to a spacious living room featuring an impressive fireplace with open fire, creating a warm focal point to the room. The kitchen lies on the opposite side of the hall and is partially open to the dining room, providing a sociable layout while retaining a sense of separation. Interesting details include double-sided glazed cupboards and attractive stained glass `borrowed light` windows between the hallway and reception rooms. A useful downstairs W.C. completes the ground floor.
On the first floor there are three bedrooms. The two front bedrooms are particularly generous and full of character, with features including exposed wall timbers and brickwork. Both enjoy views across the village towards the church tower. The third bedroom, suitable as a small double or generous single, has a pleasant outlook towards the estuary. The floor is served by a large bathroom with both bath and shower, complemented by decorative timberwork above the bath, together with an additional W.C. and a small separate shower room.
The top floor provides a further two spacious bedrooms accessed from a small landing. Both rooms have impressive vaulted ceilings and enjoy lovely views over the village towards the estuary, with one bedroom also benefitting from a delightful arched window. There is also a bathroom and a separate W.C. on this level.
Outside, the property is approached via two paved courtyard garden areas at the front, divided by a central pathway leading from the front door to the road. A stone wall forms the front boundary and the gardens are attractively screened by mature, well-maintained hedging. To the rear there is a small courtyard or potential parking space. Steps lead up to a further detached garden area which is enclosed by fencing and offers a private outdoor space.
The property is warmed by night storage heaters together with the open fire in the living room, and benefits from multi-paned double-glazed windows set within wooden frames.
A charming and characterful village home offering spacious accommodation and attractive views.
ABOUT AXMOUTH
Axmouth village with its pretty harbour is located at the mouth of the Axe Estuary, a haven for wild fowl, and adjoins the town of Seaton. The town offers a range of day to day needs including shops, cafes, doctors, bank, post office, primary school and even a hospital. The mile long shingle beach features a long level pedestrian promenade overlooking Lyme Bay and surrounding cliffs and forms part of the Jurassic coast, England`s only natural World Heritage site. About 6 miles north along the Axe Valley is the market town of Axminster with a mainline railway station operating services to London Waterloo and Exeter. Axmouth village enjoys the services of two good pubs, a clifftop golf course and a marina for small leisure craft.
FURTHER INFORMATION
The current owners purchased the property in 1987, the house having been renovated by a local builder. As such, some of the original character had been lost. The owners have created interest over the years with some lovely features having been added, resulting in the interesting property that we see today. The large fireplace in the main living room is in regular use as an open fire although the bread oven is not an original feature. The floors on ground level are concrete and the owner has created interest through clever painting techniques, giving the appearance of flagstones in some places and tiles in others. The windows are attractive, mainly sash double glazed with a lovely arched window in the loft bedroom. The accommodation is flexible and can be re-arranged to suit varying family situations. Heating is via a number of electric storage heaters and the open fire in the living room.
