The Property - Hop House is believed to have been built in 1700 and is constructed of local stone under a tiled roof. The house has tremendous character and period features which include an inglenook fireplace, window seats, flagstone floors and some exposed beams but now requires renovation throughout. There is also tremendous scope to extend, subject to planning and the former owner had plans drawn up to extend but the application was withdrawn.
The front door opens into a hall off which are the two principal reception rooms. The sitting room has a wooden floor and wood burning stove and the dining room has exposed beams, wood burning stove, and a flagstone floor. The kitchen runs across the rear of the house with a range of floor standing units and a large pantry, beyond which is a ground floor bathroom / utility room and a separate cloakroom.
On the first floor there are two double bedrooms, with fine views to the south out to the hills in the distance, and a bathroom to the rear. From the landing a staircase leads to the second floor where there are two further interconnecting attic rooms. There are a number of visible cracks in the house.; a defects report is available for inspection but a purchaser will need to satisfy themselves with independent advice.
Outside, the gardens are a real feature of the property and there is a detached stone barn and a detached garage. In all just under half an acre.
The property is approached from Stour Lane via a wooden 5-bar gate on to a drive where there is ample parking and turning space for a number of cars. Just past the gate is a detached stone barn with the ground floor used as a workshop / wood store with power, light and water. External stone steps lead to the first floor and while not currently let out this has previously been used as a self-contained studio flat for income with a bedroom and shower room. The gardens are worthy of particular note, laid to lawn with a variety of shrubs, plants and mature trees including oak. The house is adorned with climbing roses, hops and clematis.
A beech hedge separates the drive and further garden area where there are vegetable patches, fruit trees including apple, cherry and plum and a large greenhouse.
Situation - Woodville is a small hamlet close to the village of Stour Provost. Stour Provost is a very pretty village with a good community within easy reach of the A303 and Gillingham main line station to London and the West Country. There is some lovely surrounding countryside and nearby Duncliffe Wood is a popular place for walking. Sturminster Newton is about 6 miles away and Gillingham and Shaftesbury both have facilities for most everyday needs including good ranges of shops, supermarkets, churches, health centres, libraries and art centre. More comprehensive facilities are available at Yeovil, Salisbury and Bath.
