LOCATION:
A former resident (no longer with us, sadly) once told me that if she wanted to go shopping in Clifton Village, she would leave via the front door of the development, walk along the terrace until the road came up to meet the pavement, do her thing, then return via Princess Victoria Street and Oxford Place. That way, she felt like she was in an M C Escher etching: walking downhill all the way! I can't think of a better way to describe how convenient this development is.
GENERAL:
Tenure
Leasehold (unexpired portion of 999-year lease dated 1978).
Service Charge
For the rest of 2026, £430.52 per month covers the costs of buildings insurance, general repairs and maintenance to the fabric of the building and its communal areas, servicing of the lift, lighting to communal areas, central heating and hot water throughout the development (including individual flats), the provision of a 24-hour emergency call system and the services of a visiting estate manager. This fee is reviewed annually in the final quarter and reset for January.
Resale Charge
The lease contains specific arrangements for the re-sale of apartments. Re-sales are conducted on the seller's behalf by the freeholder: Retirement Properties Limited. The arrangements for the fees and costs which apply to this process have been amended by voluntary agreement with the Competition & Markets Authority. The sellers will be responsible for the fees of estate agents, solicitors and any other costs, and in addition a fee, calculated at 4% of the lower of the sale price or the seller's original purchase price, is payable to the freeholder.
Council Tax Band
Band C (£2412.17 per annum 2026/27).
