Description

Situated within the popular Snows area of Sandford, Tor House occupies a central village position with lovely south facing views towards Creedy Park. Built in 2009, it combines the practicality and efficiency of a modern home with room sizes and proportions that feel far more generous than many buyers might first expect.

Sandford continues to be one of Mid Devon’s most sought after villages, helped by its strong community feel, popular pubs, village shop and regular bus links, all while remaining just a couple of miles from Crediton and within easy reach of Exeter.

The house itself is beautifully presented and offers excellent family accommodation throughout. A wide and welcoming entrance hall immediately gives a sense of space, while the useful downstairs WC is a practical addition for day-to-day life.

The living room is particularly impressive in size and the woodburner creates a lovely focal point for cosy evenings in. Running along the rear of the property is the kitchen/dining room, very much the hub of the home. Designed as a true kitchen diner, there’s ample room for everyday family life and entertaining alike, while recent flooring and redecoration keep the feel fresh and modern. Doors open directly out to the rear garden where there’s a wonderful alfresco dining space for the warmer months. A separate utility room is another welcome addition and adds practicality often missing from homes of this type.

Upstairs are three genuine double bedrooms along with the family bathroom. The principal bedroom benefits from its own modern en-suite shower room and, naturally, enjoys the lovely south facing outlook.

Outside, the front garden is another real feature. Lawned with a decked terrace and enjoying the sunny aspect and views, it provides an additional outdoor seating area rarely found with modern homes. To the rear is a more enclosed courtyard style garden with useful storage shed and the pergola seating area.

The property also benefits from off-road parking to the front, with additional public parking nearby if required.

Offered with no onward chain, Tor House is a modern village home with far more to offer than first expected.

SANDFORD is a pretty and popular village lying, as it does, about a mile and a half north of Crediton and just nine and a half miles from Exeter. The centre of the village sits around the square where both The Lamb Inn and the community-run village stores and post office can be found. For outdoor pursuits, the village also has two recreation grounds, a tennis court, and a dedicated footpath/cycle path that takes users safely off road to Crediton. A thriving community also ensures plenty of activities are going on throughout the year many of which centre around the well-patronised village hall. The primary school (OFSTED Good) offers wrap around care and a pre-school nursery welcoming 3- to 5-year-olds, and is another draw for families seeking a small but vibrant environment in which to raise their children.

About Helmores, Crediton

111-112 High Street, Crediton, Devon, EX17 3LF
Industry affiliations:

Most people thinking about selling have the same three worries: how long will it take, will I get a good price, and how stressful is it going to be? Everything we do is built around those three things.

Getting the best price starts with how your property is presented and who sees it first. Every Helmores property gets professional photography, cinematic property film, interactive digital tours, and premium Rightmove placement as standard. For the right properties, we add aerial footage from our qualified drone pilots and a feature in our printed lifestyle magazine. Better presentation creates more interest. More interest creates competitive tension. Competitive tension gets better offers. In 2025, our vendors achieved 98.7% of asking price on average, compared to a national average of around 96%.

You also get your own login to our app, where you can see exactly what we're doing: every viewing booked, every piece of feedback, every offer, all your documents in one place. No chasing us for updates. No wondering what's happening. You can see it for yourself, in real time.

The part most agents don't talk about is what happens after you accept an offer. Nationally, around 30% of agreed sales fall through before completion. Ours is 14%. The difference is dedicated in-house sales progressors who manage every sale from offer to keys. They chase solicitors, coordinate surveys, and solve problems before they become deal-breakers. We also qualify every buyer before solicitors are instructed: identity, proof of funds, mortgage decision. You're not three months into a sale before discovering the buyer can't proceed.

We've been selling homes in Crediton and Mid Devon since 1699. If you're even starting to think about it, we're happy to have an honest conversation. No obligation. No follow-up calls you didn't ask for.
