Description

0.50 acres (0.20 hectares) of attractive and secluded pastureland on the edge of the hamlet of Southover with stream frontage to the north. For sale by public auction as a whole, in one lot.

The Land - A parcel extending to a total of 0.50 acres (0.20 hectares) of level to gently sloping land featuring stream frontage to the north and convenient access to the local bridleway network to the south.

All of the land is Grade 4 on the Agricultural Land Classification maps and is considered suitable for a range of alternative uses, subject to obtaining the relevant planning consent/s (STPP).

Situation - The land is situated in the attractive rural hamlet of Southover, on the edge of the village of Frampton, approximately 5 miles northwest Dorchester, which offers an extensive range of shopping, educational, leisure and healthcare facilities. Southover lies within the picturesque Frome Valley and is surrounded by attractive Dorset countryside, providing a peaceful and highly sought-after rural setting.

Frampton benefits from a parish church, village hall and garage, while the larger village of Maiden Newton, approximately 3 miles to the west, provides a railway station, GP surgery, convenience shopping and further day-to-day amenities.

The A356 passes through nearby Frampton, providing direct access to Dorchester and Maiden Newton, while the A37 lies approximately 3 miles to the east, offering convenient links northwards towards Yeovil and Bristol. The A35 trunk road is approximately 4 miles to the south, providing excellent east-west connections between Dorchester, Bridport and the wider South West region.

Directions - From Dorchester, take the A37 towards Yeovil, travelling west through the village of Grimstone, then turning left and continuing into the village of Frampton. After just less than a mile, turn left opposite Rural Lane. Crossing the bridge over the river, after 270m, bear right and continue into the hamlet of Southover. Continue as far northwest as the road will take you before changing to a gravel surface. The land will be on your right hand side.

Access - Access direct from the public highway to the south (D-Road I/D12204/105). We understand a section of this road has shared maintenance responsibilities. Please see the legal pack for more details.

Tenure & Possession - Freehold with vacant possession upon completion.

Services - Natural water supply in the form of a stream to the north.

Public Rights Of Way - A public bridleway follows the gravel track which runs immediately adjacent to the south-west boundary, but no public rights of way cross the land for sale. Please see the legal pack for more details.

Environmental Schemes - None of the land is subject to any Environmental Stewardship, Countryside Stewardship or Sustainable Farming Incentive Agreements (or similar).

Designations - All of the land lies within the Dorset National Landscape (previously Area of Outstanding Natural Beauty) and within a Nitrate Vulnerable Zone (NVZ).

Flood Risk - Approximately half of the land lies in Flood Risk Zone 1 (the lowest risk of flooding) but parts of the land are in Flood Risk Zones 2 and 3. Please see the legal pack for more details.

Local Authority - Dorset Council, telephone number:

Sporting, Timber & Mineral Rights - All sporting, timber and mineral rights are understood to be owned, and are included in the sale insofar as they are owned by the vendor.
