Description

Guide Price: £350,000 - £360,000

Occupying a pleasant position on the highly sought-after cul-de-sac of Stoneacre Rise in Hackenthorpe, this spacious four-bedroom detached family home offers well-balanced accommodation that's perfectly suited to modern family life. Beautifully maintained by the current owners, the property features multiple reception spaces, a superb conservatory, an integral garage and an enclosed rear garden, all within easy reach of local schools, amenities and excellent transport links.

The current owners have purchased the freehold and have cared for the property to an excellent standard, with the combination boiler serviced annually. A substantial conservatory with a solid insulated roof was added in 2021, significantly enhancing the ground floor living space and creating a fantastic year-round room overlooking the garden.

The property welcomes you into a central entrance hallway with a useful under-stairs storage cupboard and a convenient downstairs W.C. To the front, a versatile reception room with a bay window provides the flexibility to be used as a formal dining room, snug, playroom or home office, depending on your needs.

To the rear, the generous living room is centred around a feature fireplace and flows seamlessly into the impressive conservatory, creating a wonderful open living and entertaining space. French doors from the conservatory open directly onto the garden, allowing the indoor and outdoor spaces to connect effortlessly during the warmer months.

The fitted kitchen offers a practical layout with a range of wall and base units, integrated cooking appliances and space for additional white goods, with a side door providing direct access to the rear garden.

Upstairs, the principal bedroom benefits from fitted wardrobes and a well-appointed en-suite bathroom. Two further double bedrooms, both with built-in storage, are complemented by a generous single fourth bedroom, making the layout ideal for growing families or those needing a home office. The accommodation is completed by a family bathroom featuring a three-piece suite, while the loft is partially boarded, providing useful additional storage.

Externally, a driveway provides off-road parking and leads to the attached garage. To the rear, the enclosed garden has been thoughtfully landscaped with a combination of lawn, established planting, gravelled areas and paved seating terraces, creating an attractive outdoor space that's equally suited to relaxing, entertaining and family life.

Hackenthorpe remains one of Sheffield's most popular residential locations for families, offering excellent access to highly regarded local schools, Crystal Peaks Shopping Centre, Rother Valley Country Park, the Supertram network and the M1 motorway. With a range of everyday amenities close by and excellent transport links across the city, it is a location that continues to prove highly desirable.

REDBRIK SECUREMOVE™ - IMPORTANT PLEASE READ:
Redbrik is marketing this property with the benefit of Redbrik SecureMove™. Redbrik has introduced SecureMove™ to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer. Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.

The pack includes:
TA6 (Property Information Form)
TA10 (Fittings and Contents)
Official Copy of the Register
Title Plan
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Environmental Search*

(Redbrik has ordered the local, drainage, coal and environmental searches; we will add these to the BIP as they become available)

Redbrik SecureMove™ allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.

Additionally, and on behalf of the Seller, Redbrik requires the successful Buyer to enter into a Reservation Agreement and pay the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).

Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).

During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.

The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Redbrik advises potential buyers to seek legal advice before entering into the Reservation Agreement.

Garden

To the rear, the enclosed garden has been thoughtfully landscaped with a combination of lawn, established planting, gravelled areas and paved seating terraces, creating an attractive outdoor space that's equally suited to relaxing, entertaining and family life.
